At this location we have great natural lighting, tons of creative space, different color backdrops, high ceilings, concrete floors, and on-site security. The space has a clean dedicated hair and makeup section. We specialize in photoshoots, video shoots, tiktok party, apparel shoot, promotional photoshoot, modeling, product films, film interview, audition, casting, client meeting, dance studio, branding/products shoots, headshots, editorial, portrait, documentary shoot, fitness video, commercial, cosmetics, fashion, script reads etc.. 
We also feature the ability to hire a photographer. The building is within a 5-mile radius of Grand Central Market, coffee shops, grocery stories, and some awesome restaurants. By booking this studio, you are agreeing to comply with all of the rules listed below. 1.) BOOKING Booked hours must included load-in/load-out, set up, and tear-down or 1.5x overtime fees (unless specified otherwise) will apply in 30 minutes increments. There is no free OVERTIME. Hours are calculated when the first person arrives and last person leaves. No refunds for any unused time. Booking 2 hour minimum. NO ROOFTOP ACCESS! 2.) SPACE AMENITIES AND INCLUDED PERKS: *Downtown Los Angeles City view *7th floor in a commercial building *10.5 ft ceilings *5ft tall windows *White concrete walls *2 elevators (one freight elevator) *Speaker with AUX *Steamer with distilled water *Furniture (table, chair, ladder, clothing rack, makeup room, etc) *White backdrop included in hourly rate *Parking lot (Additional fee, $6-10 per car) 3.) MESSAGES Please include the following in your initial message. *Brief summary of your production/event *Total number of cast and crew/guests (Number of attendees should be 100% accurate) *Desires date(s) and hours *Any other special needs or questions 4.) SCOUTING/VISITS One (1) initial scout/visit may be arranged once a booking is approved. All scouts/visits are subject to availability (usually early morning or afternoon) and are subject to re-scheduling. 5.) CLIENT/RENTER Must never leave the studio unlocked and/or unattended. Door must be shut firmly. Turn off all the lights. If furniture has been moved, must be put back in place before end of booking. Renter must leave studio as they found it. No Loitering in building. Your booking is inside the studio ONLY, no hanging around in hallways outside. Thank You. 6.) OVERTIME FEE (IMPORTANT) There is no free overtime. Additional time is billed at 1.5x the hourly rate unless specified otherwise. Crew/talent/guests, and equipment must be out of the studio by the end of your booked hours to avoid overtime charges. Overtime will start to accrue 15 min after your booking time has ended. Overtime is billed in 30 minute increments. Charges will be deducted from your security damage deposit or billed via Peerspace within 72 hours. * If you need additional hours please request/adjust them before your booking date.* 7.) PARKING The recommended parking lot is attached to the studio and has over 200 parking space. Parking is not included with your booking and it is a separate fee (usually $5-10 per car). Parking lot is independently operated and we are not responsible for any theft or damage. Several other parking lots exist around the block, street meters, and yellow commercial loading zones at the building’s entrance. *Productions should obtain a FilmLA permit to park the grip trucks on the street as most rooftop parking lots cannot accommodate trucks.* 8.) LOAD-IN / LOAD-OUT There is a large yellow loading zone in front of the building’s entrance for quick unloading/loading or before heading up the ramp to the parking lot you can have your hazard lights on on the side wall and unload/load. 9.) PROHIBITED (IMPORTANT) -The following items are prohibited: feathers, glitter, confetti, sand, wedding rice, flour, paint, aerosol spray cans, fireworks, weapons, non-water based fog machines, hazer (or anything that could trigger the smoke detectors/fire alarms), and other items deemed unacceptable by the venue owner (when in doubt, please ask). An additional extensive clean up fee will be charged for violations to restore the studio and for downtime. -No use of the hallways for storage/setup or photography permitted. -Drilling holes into the walls, ceiling and doors is prohibited (no screws, hooks or anchors); only 3M command strips (double-sided tape) is allowed on the walls and must be fully removed. No duct tape, only gaffers or painters tape. -There is no rooftop access in this studio, do not attempt to open the armed door or the building alarm will be triggered; fines will be charged to the production. -Overtime is usually available. However, sometimes we will reach out to clients specifying overtime is not available beyond a specific time. When thats’s the case, staying in the studio beyond that specified time is prohibited. 10.) FIRE SPRINKLER SYSTEM Please DO NOT hang or tape or cover the fire pipes or sprinklers. The pipes are constantly pressurized and thus may leak if the pipes are damaged. Full restoration damage charges and/or a minimum fine of $500 per occurrence will be charged for failure to comply. LAFD fines will be charged to the renter. 11.) FIRE ESCAPE LADDER AND BALCONY LAFD regulations prohibit the use of the fire escape ladder and balcony for no9n-emergencies matters. Non-emergency access is strictly prohibited (no photography, filming, or smoking). LAFD/LAPD fines will be charged to the renter. 12.) SECURITY CAMERAS Nest Cam Recording: by agreeing to this booking you also acknowledge our 24 surveillance camera will be recording during your whole booking time. Please do not touch, cover or unplug the security cameras. Footage is strictly confidential. 13.) PROPERTY AND FURNITURE DAMAGES Renter is responsible for leaving the space in the same condition as prior to commencement. A walk-through inspection will be conducted before and after all bookings and the renter or assigned representative must be present. Reasonable damage charges will be deducted from your security damage deposit or billed within 72 hours via Peerspace. 14.) MISCELLANEOUS FEES (IF APPLICABLE) -Smoking $250 -Moving Vanity Mirror $100 -Replacement of misplaced/lost bathroom keys $40 -Failure to return furniture and props to original locations $100
