Metered street parking can be found along Commerce St, S Market St, Jackson St, and Main St. If street parking is not available, there are 3 paid parking lots around the building. Keep in mind that we are located in Downtown Dallas. Although you cannot enter the studio until your scheduled start time, we recommend arriving to the studio address 30 minutes early to account for traffic delays and to find parking.

Our 4 massive 6 ft windows face south. This means the sun shines directly into the studio throughout most of the day. During this time, you can use our sheer curtains to diffuse the direct sunlight or you can use the beautiful hard shadows that our window creates.

Our studio is located in a professional office building. Although it is quiet most of the time, we cannot guarantee silence. Our space is also right next to the elevator. This is convenient but it also means you'll hear the occasional person on the phone as they wait for the lift.

Stairs, Elevator

No loading zone. Loading trucks must be moved away once done. The building has 2 elevators that can take you up to the 7th floor where our studio is located.

The halls and stairs of our building are off-limits to shoot. Guests are not allowed to shoot anywhere in our building other than INSIDE our studio space.

Guests may not access the circuit breaker. We have standard power outlets.

Please ensure you thoroughly familiarize yourself with our studio rules. Non-compliance may lead to additional charges. To ensure that these rules are upheld, we utilize Wi-Fi cameras throughout the shooting spaces, monitored by a female virtual assistant. Please note, bathrooms are exempt from this monitoring for privacy. If a rule violation is detected, a studio representative will attempt to contact you twice on the provided phone number. If we are unable to reach you after two calls, our studio's Public Address (PA) system will be activated to address the issue. In order to avoid the use of the PA system, we kindly ask that you keep your phone on and its volume sufficiently loud to receive our calls while in the studio. 1. Communication: Upon booking, you are required to provide a valid cell phone number for essential communication before and during your booking. 2. Checkout Process: A comprehensive checkout process is mandatory at the end of your booking. Ten minutes prior to the end of your reservation, a link to our detailed checkout process will be texted to you. Alternatively, you can access the process at any time by scanning the QR code displayed prominently in the studio. This process includes step-by-step photos to ensure ALL items, even the smallest ones, are returned exactly to their original places. The process is designed to be easy and efficient, taking no more than 10 minutes to complete. It is essential for maintaining the studio's organization and cleanliness for each guest. Failure to follow all steps of the checkout process, including correctly replacing all items, may result in a cleaning fee of up to $100. A virtual assistant monitors the cameras that overlook the studio (excluding restrooms) to help ensure the checkout process is executed correctly. 3. No photos are allowed in the building's halls or common areas. You are booking our studio, not the rest of the building. Please proceed directly to our studio upon arrival and exit the building promptly after your booking is finished. Selfie photo ops outside of our studio space are not permitted. 4. Respect the Furniture: To preserve the quality of our high-end furniture, shoes are not allowed on couches or beds. Any scuffs, dirt, or damage may result in charges corresponding to the cost of repair, cleaning, or replacement. 5. Noise Levels: Noise must be maintained at a reasonable level to ensure a pleasant environment for everyone. 6. Prohibited Substances: The following are not allowed due to the potential harm to our furniture and environment: - Body oils - Glitter - Confetti - Candles with open flame - Feathers - Honey or chocolate syrup, and other sticky/messy substances - Illegal drugs 6. Smoking: Our studio is strictly a no-smoking area. Any evidence of smoking will result in a $500 fine. 7. Timeliness and Courtesy: Please be considerate to subsequent users by cleaning up and exiting the studio promptly at the end of your booked time slot.

Production insurance is required for large-budget commercial jobs that are done in our studio.
