HOURLY RATE The posted price per hour is for a group of 20 people max including support staff. Larger productions are welcome, we just need to discuss details regarding size and pricing. FILMING, PHOTO-SHOOTS & PRODUCTIONS Please be upfront with what you are looking to do and we’ll work with you to make your project a success! If you are interested in utilizing the space for film, TV, music videos or advertising campaigns, please contact us through the message center to discuss details, pricing and availability. Please include the following • Total number of crew & talent • Desired date(s) • Exact hours you will need including load-in/load-out, setup and teardown • Equipment and lighting specs HOLDS Dates will not be held without a deposit or reservation. SCOUTING We are happy to accommodate initial location scouts provided the rate and hourly minimum are met for the reservation date. We will only accommodate one (1) scout prior to a booking reservation being made. Additional tech/ director scouts will only be permitted once the booking has been accepted. Scout access is subject to availability and we will not accommodate scouts during other guests reservations/productions. OVERTIME All booking start and end times are inclusive of setup and tear down time, so please include that in your reservation length. All items brought in must be removed and space must be vacated by the end time of reservation. Overtime will be billed in half-hour increments at 1.5 times the agreed upon hourly rate. NOISE We have a zero-tolerance policy with noise complaints. We ask that you please be respectful of our neighbors and keep noise to a minimum. Quiet time is 10pm - 8am. CLEANING AND DAMAGES Guests are expected to leave the space in the same condition as they met it by tidying up after themselves and being respectful of the space. All equipment or rentals brought by guests should be removed by end of booking. • No nails or screws, staples or penetrating items should be used on our walls or floors. • No tape or gum on floors or walls. • No glitter,confetti, slime, fog machine to be used anywhere on property • All incoming rental furniture must have under protection for our wooden floors. Damages to floors, walls, furniture etc will be billed to the credit card on file with the booking platform. A walk-through is required before and after every booking. SMOKING & ILLEGAL SUBSTANCES No smoking, vaping, use of marijuana or any illegal substances at any time anywhere on the property. This will result in immediate eviction from the property and may result in the involvement of law enforcement. FIRE RISK Do not burn candles, incense or any other open flames. Fire Extinguisher is located behind front door PETS No pets allowed. BACKYARD CREEK RULES The creek is for viewing pleasure only. Stay at least 6 feet away from the fast running water. No wading, diving or swimming in the creek under any circumstances. The water levels and force are unpredictable and carry a drowning risk. MISCELLANEOUS Front door must be locked upon departure from the space We are not responsible or liable for any accidents, injuries or illness that occur while on the premises. Keep all doors closed at all times to avoid insects and critters getting in. Furniture must be moved back to where you found it Guests must remove any equipment they bring into the space by the end of the booking. We are not responsible for the loss of personal belongings or valuables during your reservation. We cannot be responsible for any items left behind.

Can be moved with prior written permission. Crew will be required to return to original location. Floors and fixtures must be protected.
