About the Space
Fabulous corner lot Mid-Century Home conveniently located in Midtown in Little Rock, Arkansas. Home is approx. 3,000 sq. ft with an open concept and lots of space for film or an event. Has a large back patio and fenced in yard. Please inquire via Peerspace messaging if you are interested in booking my home for an event or production or party. There are beautiful windows in every room with cellular shades or 2 inch wood blinds. They can go up or down depending on your desire.
Space is not soundproof
Ambient noise description
The house is pretty sound proof. It is on a corner lot and the only noises are a woodpecker in the morning that drives me nuts and the ice maker is over zealous!

Equipment loading description
there is a driveway that can back up to the garage. There are double front doors and a loading truck can unload in the front of the home and carry or dolly through the front entrance.

Some rooms are off-limits for shooting
the lower level is my sons (teenager) cave. He would prefer it be off limits. Some exceptions may apply.

General Rules
OVERTIME
Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate.
CLEANING / DAMAGES
Cleaning fee is not included in the hourly rate. There is an additional fee which is decided at the time of booking. It is based on the intended use. Guests must respect the space and we ask/appreciate that guests tidy up after themselves regardless of the cleaning fees. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours.
Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.
FURNITURE
Please notify us in advance if you need to move furniture in the space to suit your event needs.
MISCELLANEOUS
There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated.

Insurance to cover any damages or theft from the premises.
Furniture and decorations may be moved
The furnishings and decor may be moved but must be placed back without damage to the pieces. If something is damaged, I would want to be reimbursed.

Security cameras and recording devices
There is a security camera in the driveway above garage door as well as on the front doorbell. This can be deactivated while you are here.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
