You can hear cars occasionally passing on the rural road. Pool filter makes some noise when on (can be turned off). AC unit makes noise, audible from backyard pool area. Heating system make some noise, audible from living room. HVAC system can be turned off.

Ground Floor, Stairs

Ramps are needed to wheel equipment into the space. I can provide ramps--please request at the time of booking.

House outlets are all 15amp. Barn/Garage has 15, 20 and 30amp outlets (100-150 ft from house). Circuit breaker box (main) is in the house cellar, accessible from the porch. Barn and Garage have their own sub panels.

Owner or Caretaker will be on the premises to manage the site for the duration of the rental. Event tents are permitted on the ground. Catering is permitted. Quiet hours: 11pm to 7am. Nudity is permitted. Production for the purpose of creating pornographic material is not permitted. Maximum occupancy: No more than 10 people are permitted indoors at a time. Additional people are permitted on the grounds and in the barn. Maximum occupancy for the entire property is 25 people. There is ONE bathroom in the house, which is not adequate for larger groups. For groups of more than 10 people, the Owner will provide a portable toilet/hand-washing station. Firearms and Weapons: Firearms, weapons and live ammunition are prohibited. Prop firearms and other prop weapons are permitted. No Smoking Indoors: Rental Party agrees to not smoke inside the house. Outdoor smoking is permitted, but guests must clean up evidence of smoking and take care to not allow smoke in the house. Do not pour any debris, food waste grease, cooking oil, paper towels, Q-tips, tampons, newspaper, food, or any other matter in the sink, drain or toilets. The property has a delicate septic system, which must be treated with care. Furniture is antique and has delicate surfaces. Use coasters for drinks; no wet or damp towels, clothing, etc., on the wood furniture; no heavy or abrasive items on the wood furniture. No wet towels or clothing on the wood floors, and to take care not to track water through the house, as moisture will damage the wood. Swimming pool and wood-fired hot tub: Rental Party agrees to take full responsibility of the Rental Party and their use of the pool and wood-fired hot tub. Rental Party must NEVER drain the hot tub without prior permission from the Owner. The hot tub firebox will be damaged if the tub is drained while the fire is still burning or the firebox is hot. Damage to the hot tub will result in up to a $5000 fee. No Pets in the hot tub! Clean pets are permitted in the pool. Pets and livestock: Animals are permitted, but their presence must be disclosed prior to Check-in, and preferably at the time of booking. A house pet fee of $100 shall be charged per booking. A livestock fee of $100 shall be charged per booking. Number and breed of pet/livestock must be disclosed before booking. Pets who have not been toilet trained are not permitted in the house. Rental Party assumes all responsibility for the conduct of animals in their care, including any damage or injury the animals incur. Pets and livestock shall NOT be left unattended unattended on the property or in the house. No pets are allowed on the furniture, especially the sofa, armchair and beds. Rental Party must clean up after pets, including pick up and dispose of all feces, and remove all waste from the barn (if used). RENTAL PARTY DUTIES AT CHECK-OUT Restore all furniture and belongings to their original positions. If the kitchen was used for production, clean any dishes or load and run the dishwasher. Place any wet towels or linens in the bathroom. Inform Owner of any damages.

Liability insurance required for production crew/rental party

Additional antique furniture is available to switch with existing furniture. Owner/caretaker must be consulted and will oversee all moving of furniture.
