Conveniently located just 5 minutes from the Liberty Science Light Rail Station and less than 10 minutes from Cinelease Studios at Caven Point, it’s perfectly positioned for both local and out-of-town projects. With Liberty State Park Light Rail Station just 3 minutes away, you’ll find ample daily and overnight parking for your crew and talent. Additionally, it’s just one stop to Exchange Place Path Station and another to the World Trade Center/NYC, offering seamless access to Manhattan. As you step through the main door, you’ll be greeted by an open, bright foyer leading to a fully functional gym on the first floor, complete with a half bath. From here, attendees can access a serene Tulum or Bali-inspired backyard deck with a comfortable lounge area, perfect for relaxing between shoots. The second floor boasts a thoughtfully designed space for both work and leisure, including a living room, dining room, office, fully stocked bar, and half bath. The chef’s kitchen is a standout feature, designed by a chef-turned-kitchen-designer, with top-of-the-line appliances including a double oven, built-in microwave, 5-burner cooktop, large fridge/freezer, and over 10 feet of stunning Dekton countertops. Opposite the kitchen is a chic bar area with a wine refrigerator that holds up to 108 bottles—perfect for entertaining. A 200-square-foot covered deck off the kitchen, featuring a vibrant mural, outdoor TV, and views of the NYC skyline, adds another layer of functionality and beauty to the venue. On the third floor, the primary en-suite offers a luxurious, hotel-like experience with a king-sized bed, custom wall paneling, a 55” TV, beverage center, and breathtaking views of the NYC skyline through 8’ floor-to-ceiling windows. The spa-like bathroom features a double vanity, oversized glass shower, and a skylight that fills the room with natural light. A guest bedroom, also en-suite, offers a freestanding soaking tub, work station, and plenty of natural light. Before reaching the rooftop, you’ll find a convenient mini kitchen with a beverage center. The rooftop itself is a 350-square-foot space offering panoramic views, stretching from the Verrazano Bridge and the Statue of Liberty to downtown Jersey City and upper Manhattan. Our interior and exterior spaces are ready to be lit up to create the perfect ambiance for your shoot or event, ensuring you can capture stunning visuals and set the right mood. However, for major films, commercials, or influencer projects, we are open to discussing customized proposals. These discussions will include factors such as the number of days, total number of people (including crew and talent), site preparation, rehearsals (if needed), site representatives, and other relevant details. Every hour and individual involved must be accounted for. This is a high-end property with luxurious finishes, and we prefer to work with top-tier film and production companies, influencers, startups, brands, and entrepreneurs who understand and value a premium lifestyle and are committed to taking care of the venue. *** TALENT & CREW SUITE: When available, we offer a 500-square-foot, one-bedroom, one-bathroom suite with a fully equipped kitchen located on-site. This space is ideal for talent to change, set up make-up, crew or craft services, equipment storage, wardrobe and styling, or use by executives. Overnight stays are permitted and require a custom rate. Please note that this suite is not included with the main venue rental and must be booked separately. *** Last-minute bookings are not accepted. A minimum of 72 hours’ notice is required. For project pitches, we may consider requests with 48 hours’ notice. *** A site representative is required for all bookings. The maximum capacity is 30 people, or up to 40 with crew for major productions. For every 1-10 attendees, one site representative is required. For 11-19 attendees, two representatives are necessary, and for groups of 20 or more, three site representatives are required. The cost of site representatives will be determined based on the total number of attendees, duration, and the type of event or production. The starting rate for a site representative is $350 for every 4 hours, plus a 20% gratuity. *** A deposit is required to secure your booking. A $500 refundable deposit will be issued for cancellations made more than 30 days prior to the event, photo shoot, etc. For cancellations made 29 days or less before the scheduled date, the $500 deposit becomes non-refundable. Deposit can be made via Venmo, Apple Pay, Zelle, CashApp, or by certified bank check. Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price.
