Parking in the drive way (4-6 cars) & parking in the street. The street is extra wide allowing room for plenty of parking. Please be sure not to block neighbors driveways or mailboxes.

We have large windows through out with the morning being the brightest in front of the home and the evening being brighter in the back of the home.

Noise can not be heard from neighbors or hvac unit The space is not on a busy street

Ground Floor

No ramp needed, large 42" wide front door accommodates most items.

All bedrooms and Garage will be locked and inaccessible.

Circuit breaker located in the garage. Which can be opened by us remotely if a breaker trips.

- No smoking. - Outside catering is allowed. - No events past 8:00 PM. - No pets or animals of any kind. - No loud/ excessive noises outside, quiet hours after 8PM. - Guest count must be specified. - Alcohol is allowed however you must bring your own. - Late fee will be enforced unless otherwise specified. - No glitter, confetti or fireworks. - No paints or dyes. - Do not disturb any decor currently on the walls. - If furniture is to be moved please be sure it is picked up and moved, not dragged, and place back in its' original location prior to departure from the space. - No overnight allowed. Fee ranging from $100 - $1500 will be charged if house rules are not obeyed. ARRIVAL/CHECK-IN: Detailed check-in instructions will be sent via Peerspace messaging upon booking confirmation. Please read your messages PRIOR to check-in. OVERTIME / ADDITIONAL FEES: If OT is needed, please notify the host at least 30 mins before check out to ensure it is feasible. Overtime will be billed at a rate of 1.5x our stated hourly rate. This is for early arrivals or late check outs. The smartlock will detect early entry or late lockup. The space must be vacated and all items brought into the space must be removed by the end time of your reservation. CLEANING / DAMAGES: Guests are expected to respect the space and we kindly ask that all guests tidy up after themselves. Please place all used dishes in the sink, dispose of all used perishable items in the trash. Guests must remove any and all equipment you bring in, and this setup/breakdown time should be factored in your reservation hours. FURNITURE / DECOR: Please do not move or dismount any fixed furniture items (nightstands, thermostat, fridge, etc.). Furniture and other smaller items may be moved as long as they are moved CAREFULLY (PICKED UP AND NOT DRAGGED ACROSS THE FLOORS OR WALLS) and returned to it's original location upon arrival. Please take care of the space. No nails, screws, staples, or penetrating items should be used on the walls. No tape or gummed backing. Damages (walls, floors, furniture, etc.) will be billed at a fee $500-$1000 to the credit card on file with Peerspace. While there is an oven and stove onsite, they are not to be used during rental hours. A refrigerator is available for use only. (If you would like to use the oven/stove there will be an additional charge. Please message host for details and approval.) Please do not tamper, block, cover, or disconnect any door locks/devices (Apple Home, TV, appliances, etc.) from the WiFi unless directed by the host. We are notified if done so, your booking will be subjected to cancellation.

Nothing can be removed from the building Couches and chairs may be moved if necessary please refer to house rules for details.
