Paid public garage 1.5 blocks away. Street parking is limited and primarily restricted for resident permits. We can offer ONE free visitor parking permit (you must register with ParkDC and print your pass ahead of time), ONE parking space in our neighbor's hard @ $1.50/hour, and ONE garage space for a mid-sized or smaller vehicle in the on-site carriage house garage @ $50 for the first 4 hours and $10/hour for each additional hour (max $100/day).

Windows are east and west facing + upstairs skylights. There are blackout curtains on most windows.

Neighbors like to hang out on the front porch to unwind with music, a beer, and a smoke most events (particularly on weekends). Normal city noises will be heard throughout.

This is an older residential property and may have limitations but we have not tested it with commercial equipment. There are outlets in every room.

- Provide an overview of your plan for the evening (Event Plan) in your booking inquiry (include reason for event, general information about invitees, plans for food/beverage and music/sound, and any other relevant information). A more detailed Event Plan may be required once preliminary details have been discussed. - Primary Renter must read and sign a service contract and submit a security deposit (or credit card information) within 48 hours of finalizing the reservation on Peerspace but no less than 24 hours prior to the start of the reservation (excluding . Security deposits start at $500, based on size of event and duration. - Standard hours of operation are as listed but earlier hours may be possible for an additional fee. Events must end and all guests exit no later than 10pm on weekdays and 11pm on weekends. Cleanup/breakdown by a limited group must be completed by 11pm on weekdays and 12am on weekends. - No smoking inside in the house. Smoking is permitted in the courtyard and front porch only. Guests must ash in the provided ash trays or other disposable vessels and dispose of ash and smoking waste fully extinguished and in appropriate outdoor receptacles. - No pets or animals. - Renters and their guests must comply with DC's noise ordinance in the garden and front areas. Neighborhood quiet hours begin at 10pm on weekdays and 11pm on weekends. Renters found in violation of these quiet hours may be fined up to $500 and removed from the premises. - No glitter or confetti. All decor must be temporary (no holes or adhesive, tape must be fully removable without damaging surfaces). No paint or silly string. Certain specific types of water soluble/dissolvable, nontoxic, color safe confetti and glitter may be used with advance approval. Request recommended products from your host IN ADVANCE. - No fires or open flames without permission from host. Renters may use the grills and fire pit in the courtyard but do so at their own risk, may NOT use lighter fluid or flammable liquid/gas as the fire starter, must purchase their own hardwood firewood and/or charcoal, must fully extinguish the fire no later than 10:30pm on weekdays and 11:30pm on weekends, and must empty and reset the grills and/or fire pit upon checking out. - No DJs or professional sound equipment (guests are permitted to use portable speakers at a moderate volume, not to exceed 70dB, to prevent disturbing our neighbors) - Primary renter or designated authorized staff must be on site for the entire event - Events with unauthorized guests in excess of the number stated in the reservation will be fined up to $500 and removed from the property. Event may not exceed the maximum cumulative occupancy (larger groups may negotiate timed or staggered entry arrangements). Violation of our occupancy limits will result in forfeiture of the full deposit and removal from the premises. - Primary renter must be at least 25 years of age. Children are welcomed. - Primary renter or designated authorized representative must arrive ahead of guests to go over any final details and logistics - All guests must be 21 years of age to consume alcohol or marijuana while on premises. - Property will be opened by management at the designated setup time. Client will have full access to the unit starting at the designated event time. Guests not involved in setup/preparations are not permitted until the event's designated start time as defined in service contract. Host will message you 30 minutes prior to the event end time and arrive at the event end time to provide necessary directions for breakdown. ALL guests must exit the property at the designated end time. Additional hours will be charged in 30-minute increments at the hourly rate specified in the service contract, payable immediately through the Peerspace platform. - Certain parties/events may be required to hire our door-person/bouncer to check IDs, coordinate staggered entry, or manage the guest list. This is automatically required for all open invitation and ticketed events. - Certain functions may require event insurance. - Nudity, porn and/or sex acts are NOT permitted. Variable Rates: Holiday Fee +$200 on most national holidays - Valentine's Day, Mother's Day, Memorial Day, Father's Day, Independence Day, Labor Day, Veterans' Day, Halloween, Thanksgiving Day, Black Friday. Setup & Breakdown: Renters and their contractors are responsible for all set up and breakdown within the reserved hours so take that into consideration when booking. Any additional hours (before or after) the agree-upon reservation hours will be billed at the applicable hourly rate. Renters are responsible for general cleanup including the removal of any decorations or props, collecting trash and recycling (recycling is mandatory), washing dishes and loading the machine (included with Private Chef packages), major spills or messes, and returning the space to it's original configuration and condition. Renter is responsible for any damages or theft from the property, even if the total cost exceeds the security deposit.
