Please plan accordingly, two cars are permitted to be parked in the driveway; there is no street parking. The driveway is on an incline but is paved. Additional parking at free lots in town.

[O] Self check-in with keypad [O] No fires of any kind (aside from the indoor wood burning fireplace, outdoor natural gas fire pit and propane BBQ grill). [O] No smoking on property, must wåalk to curb. [O] Quiet hours 10pm-7am. [O] No pets, unless otherwise approved by owners in writing. [O] Guests must provide additional insurance and valid permits for all vendors. [O] All rentals include setup and teardown time; Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. [O] Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. [O] Furniture must be moved back to where you found it [O] Guests must remove any equipment they bring into the space by the end of the booking [O] Guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. [O] Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. [O] Please notify us in advance if you need to move furniture in the space to suit your event needs. [O] No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke. [O] Property Damage: The guests agree to be responsible for any damage and loss to the property, excluding normal wear and tear. An additional cleaning fee may be incurred if, upon departure the property is found to require more than the normal departure cleaning. The owner/ host of the property will not be responsible for any damages to guests’ personal property or liable to any accident that may occur to guests during its occupancy. [O] We understand some production require flexibility. If your professional production requires specific amendments to to host rules, it is possible, with written approval by owners in writing. [O] Occupancy limit at this property is 4 guests and 2 cars. There is no street parking, violators may be fined or towed by County Code Compliance Officers. Immediate cancellation and your payment will be forfeited for over-occupancy, or excess vehicles. [O] While enjoying your time at Underneath The Stars, we’d like to remind you of some important community expectations for our residential neighborhoods. The last thing we want is for your visit to be interrupted without warning by a San Bernardino County Code Compliance Officer issuing a $1,000+ fine per violation. These rules and expectations are permitted by the County and are not set by us. Please review these rules to ensure they work for your group. 1. Quiet hours are 10pm-7am. No outdoor activities including NO HOT TUB USE AFTER 10pm. Hot tub must be covered and locked whenever not in use, and after 10pm. Other Owners have reported guests receiving noise disturbance citations even for talking loudly on their deck after 10pm. 2. No Amplified Music: Amplified music is not permitted to be heard beyond the property line anytime day or night. Close windows to avoid music carrying beyond the property line. 3. No Third-Party Bookings: Primary guest must be present for all days of the reservation and is held responsible for the behavior of all additional guests. 4. Trash: Guests must deposit their trash at one of the city's free 24/7 collection sites on the way out of town, as most addresses do not have scheduled trash service. The closest site to our cabin is Clean Bear Site #1 - 41970 Garstin Dr, Big Bear Lake, CA 92315 If you are unable to take your trash with you for any reason, our cleaners will take the trash upon check-out at a fee of $40 per bag. 5. No smoking, vaping, drugs, or firearms of any kind allowed on the property at any time--inside or outside. If smoking is desired, guest will need to walk to the public street. If any sign of smoking or vaping is discovered, the guest authorizes the owner to charge the guest a minimum $500 cleaning fee. 6. No weather/road related cancellations. ADDITIONAL HOST RULES: 7. Disclaimer for guests bringing infants (Under 2 years) and young children: Staircases do not have child proof gates, no childproof cabinet locks, no outlet covers, deck railing is wide enough for a small child to squeeze through and backyard deck does not have deck railing. You assume all risk and liability for your child during your stay at this property. 8. No standing, sitting, or climbing on railings, fence or roof. 9. Hot Tub: Must be covered and locked when not in use for safety, as well as keeping pine needles, insects, and dirt out. There will be a $100 fee to cover extra cleaning service if the hot tub is left uncovered when not in use. 10. Dirty Dishes: Must load and start the dishwasher prior to checkout. A $40 fee will be incurred for dirty dishes left behind or the dishwasher not started. 11. DO NOT put food, veggies, oil, grease, or any trash down the sink. 12. Guest(s) should not leave the BBQ unattended at any time. Guest(s) are responsible for turning the gas off at the propane tank after use. If the barbecue is left dirty a $40 fee will be incurred. 13. Accidents can happen, please report any damage prior to checkout so we can communicate and set proper expectations for our next guests. Noncompliance with any house rules may result in cancellation of remainder of the reservation without refund. Fines imposed by Big Bear City or San Bernardino County Code Compliance for any guest violation of City Ordinance rules are strictly the responsibility of the guest. Guest is responsible for additional costs associated with rules enforcement, including costs of property manager service call to address violations. We take our responsibility to be good neighbors and great hosts seriously. Let’s have a 5-Star stay!
