We have a parking lot in the back the building with plenty of free parking spaces.

The windows are covered up with a blacked-out tint. So you can’t see in or out.

We have a soundproofed editing/ audio recording suite. In the studio during regular business hours, you can sometimes hear the traffic but for the most part, you can hardly hear it.

We have a ground level garage door.

Lounge

There is more than enough outlets throughout the space and 3 long extension cords if needed.

We have an Absolute ZERO TOLERANCE for Smoking, Alcohol, Drugs (Including Marijuana), Parties and Weapons inside of the building. Smoking is allowed outside but ONLY in the BACK of the BUILDING. Renter is responsible for cleaning up ALL SMOKING RELATED DEBRIS (ashes, cigarettes and etc.) before leaving. Outside food and non-alcoholic beverages are allowed. Pet friendly but only if the pet is fully trained and involved in the project taking place. All minors must be accompanied by a legal guardian. The Capacity is 15 people. The studio may be used for legal business activities only. If illegal activities are discovered, authorities may be notified and the Renter will be removed from the premises. The Renter will be charged a $300 fine on top of the complete agreed-upon booking total. Adult filming and adult productions are NOT allowed during studio rental use. If such activities are discovered, the Renter will be removed from the premises and will be charged a $300 fine on top of the full agreed-upon booking total. The lease shall start and end as set forth in this Agreement; set-up and clean-up time must take place during the hours set forth in this Agreement. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. If additional time is requested (OVERTIME), the Renter agrees to be billed in half-hour increments at the same agreed hourly rate. However, the Studio reserves the right to deny additional time requests. The renter is responsible for paying for hours agreed upon even if they show up late or not at all. Use of the studio requires the following in advance: • Signed Studio Rental Agreement • Payment of a Deposit of 40% of the total booking fee • Signed Liability Waiver and Releases for all persons who will be in attendance at the Studio • Photocopy of Renter’s valid ID The total is due at the beginning of the scheduled appointment. The date and studio/rental items are not reserved until the total is paid and signed rental agreement is received by (Cold February Films). The booking fee is non-refundable and non-transferable. CLEANING / DAMAGES The cleaning fee is $100, although guests are expected to leave the space in the same condition as they found it. Guests must respect the space and we ask/appreciate that guests clean up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time into your booking hours. Take great care of our space. No nails, screws, staples, or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Cold February Films. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. You have full access to any furniture we have inside the studio. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame allowed on site. All ages are allowed in the space   Smoke machines are allowed

No furniture can be removed from the building. Everything must be placed back where and how you found it. No holes or nails on the walls
