We have 2 acres, film crew and any vehicles have plenty of space to park.

Large windows about 40 by 60 on average, sliding window doors, double window doors in the entrance, office and master bedroom. High white ceiling letting light in with LED ceiling lights. Windows can be blocked out by curtains and blinds (Other means can be accepted upon agreement). Brightest times are mornings from sunrise to noon.

The house sits on a 2 acres land, within the country, neighbors (but one) are far off. It is quiet, might hear some roosters in the distance from time to time. Neighbors might party once a month with a band, but upon arrangement we can make sure not to book you at the same times. Our AC is pretty quiet since it is in high ceilings; the same is true with our appliances. The house is vast, the laundry is away from the rooms and common areas. We may accept soundproofing modifications upon mutual agreement and following pf our policies.

Ground Floor

No loading zone, but the driveway is large and gives easy access to the garage and the entrance. Entrance has double doors making it easy to bring in equipment. No ramp required. Back patio also has 2 double doors, but it is accessible through the large backyard which is on an incline. The rooms windows are very high and wide which could also allow to slip in equipment. Possibility to bring trucks close to the house upon agreement for the procedure and location to do so.

We have 5 rooms (1 master and 4 rooms about 225sqft)

We are on solar, we have Tesla batteries. Each room is on a 20amp load. The breaker is at the back of the house, easy access. There are a minimum of 2/3 outlets per rooms - mostly at low level.

No tobacco, no illegal drugs Anything broken/altered must be fixed, replaced, and set back to its original state unless we indicate otherwise. Any loud activity should be described an approved (stunts with high noise motors.../...) Food allowed in upon verification with us. No sleep over in the house, but tents and RVs allowed.

Your insurance policies for filming on location must cover liability up to $1 million. Present a certificate of insurance evidencing the production’s coverage. My and my husband's names should be named as "additional insured" The policy must cover the planned activities and the correct dates. Prior to filming, the location representative should submit to us the copy of the company’s certificate of insurance with these provisions.

There will be a pre-set and post-set walkthrough with pictures and videos. Furnitures and decorations can be removed. They must be reset in the same space unless agreement between us and the production. Anything broken or altered should be replaced and repaired. Production and owners should take pictures and sign an agreement for repairs. No alterations to the walls, floors or anything in or outside the location should be done without prior agreement, and agreement on how it will be fixed.
