There is one available parking spot for renter behind the building. A lot of 2 hour street parking on Montrose Avenue and parallel parking near the church across the street.

They are large, wood frame windows from the 1950's. Right now (last checked Jan 22) its brightest from 10-2pm. There are no curtains so the light can not be controlled, however because the studio is so large, you can find different lighting in different areas of the space.

It's quiet in the space. We are on a street that has bakeries, boutiques and little shops but it is not loud. You might hear the fan going but that's about it.

Stairs

There is a loading zone but the car must be moved afterwards. There are stairs up to the studio.

There is a room right when you come in, straight ahead.

Shower room and second bathroom on the far side inside the second room near the end of the studio. 'No entry' areas will be marked.

It's an old building but we have yet to have any issues. There are about 4-5 outlets in the main area and one in each room. Circuit breaker is on the right hand side as you enter on the other side of the wall.

This is a personal work space that is being shared for non-adult related rentals. We have children and families using the space often, therefore this space will be unavailable for adult oriented bookings and explicit behaviour.  Props: -All of the props are antique in nature, therefore they can not be used as steps or to be stood on. They are solely meant for gentle use. -Use Renter’s own linens and towels for placing any infants or diaper-wearing children on the bed (without a diaper) or any eating/drinking on the bed/rug. -Please ensure clients do not have body oil, glitter, heavy lotions, spray-tan or self tanner on if they are would like to pose on the bed/against walls and be mindful with their make-up. The bedding is 100% linen and will stain. The replacement fee for the bedding is $325. Repainting of any walls will also be an additional cost subject to square footage. -Please make sure shoes are off and feet are clean before going on the bed or Persian rug. -Please return props to original placement after use Other rules: -Music and volume will be kept at moderate levels as there are other businesses in the building and residential buildings surrounding -No flames or candles are to be lit in or out of the studio unless Renter is present the entire duration and will put the flame out themselves. -Please be mindful and careful of the walls/surroundings when moving furniture or props -The far smaller room and bathroom on the other side of the studio, (the second room marked with “staff only”) and shower room will be unavailable for use unless priorly discussed - the plumbing will be turned off. Additional cleaning fees may accompany use of the other rooms/second washroom/shower. -Windows are not to be opened as per the landlord’s request. They are very old so they won’t be able to open and close properly and may result in damage or injury. Should anyone need fresh air, the door on the far right of the studio may be opened for air but the roof is not meant to be walked on since it’s just a membrane coating over the vents. It is only meant to be used incase of emergency, not everyday traffic. -The other side of the windows is not meant to be stood on. Please stay on the inside of the building to ensure safety. -If the door is opened to the outdoor area for air, please ensure children will be attended and please remember it is not meant for everyday foot traffic. There are also long and upright vents sticking out of the ground which makes it dangerous. Please avoid traffic in this area. -Guardians of any children must be present at all times. There are steep stairs and multiple fire exits - please ensure your guests are made aware. The building/space and our business is insured however if renter requires insurance for their production, I recommend they go ahead and inquire.

Props: Props can not be moved outside of building. However, you can move the props carefully to a different area. Please do not drag anything you would like to move. Move and lift properly and receive help if needed. .
