About the Space

Iconic DTLA Penthouse w/ Patio and Million Dollar View This one-of-a-kind Historic DTLA penthouse is a “must see” location for you next photo shoot, film production, business outing, or private event.  With its majestic 22 ft. high custom painted vaulted ceilings, and sweeping 1500 sq. ft. rooftop patio with breathless views of Downtown LA that only few get to enjoy, this location will surely elevate your next production or event.   The space comes already furnished, with access to 1.5 bathrooms, and additional space that can be used as a green room.  The kitchen is also available upon request.  There is no smoking inside, and guests are required to remove all trash at the end of the event or production.  Parking is available at several garages less than a half a block away.  Our maximum occupancy is 45 people.  Music is allowed outside on the patio until 11PM, and inside until 2AM.  All bookings require a refundable $500 security deposit to cover any damages or overages.  Security deposits are refunded within 48 hours.   Book now! Enhanced Health and Safety Measures
Enhanced cleaning measures:
  • The space is cleaned and disinfected in accordance with guidelines from local health authorities
  • High touch surfaces and shared amenities have been disinfected
  • Soft, porous materials have been properly cleaned or removed
  • A licensed professional cleaner is hired between bookings
  • Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
  • Sweep, mop, vacuum and clean the space.
  • Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
  • Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
  • Collect and clean dishes, silverware, and other provided host amenities, if applicable.
  • Remove garbage and add new lining to cans.
The following equipment is provided for every guest:
  • Disinfecting wipes or spray and paper towels
  • Hand Sanitizer

Yes, I would book again.

We rented Ethan’s pad for my girlfriend’s 30th birthday party. We had around 40 guests and the look on their faces when they entered the penthouse was priceless! It’s your own personal speakeasy with a breathtaking view of DTLA. Since a lot of our friends are in the EDM music space, Ethan graciously let us use his turntables to really get the party started. There were laser lights, a big disco ball, and powerful speakers. Ethan also hopped on the decks as well! Since it was a warmer night, most of our guests stayed on the outside balcony enjoying the fresh air. There are 2 ice chests to keep drinks cold, metallic cups to avoid the use of plastic, and you can even throw on a movie with the outdoor projector! Couldn’t have asked for a better night. Thank you Ethan!

Yes, I would book again.

Ethan's place is a great place to throw a party! I had my birthday here and we utilized the patio more than anything. Communication was okay.. I just wished my inquiries were answered a lot sooner for proper planning. Through the host, we were able to hire a bartender, who was lovely during my event. I was concerned about guest entry without a code or anything but all my guests got inside without issue. Pros: plenty of space, large patio, option to turn heat lamps on (for a fee), great indoor sound system, disco ball and lasers Cons: Lighting - Inside lighting is not bright at all, very ambience. The patio only has string lights. Stairs: After the elevator, there's stairs to get into the unit - a bit tricky for unloading/loading equipment

My friends and I had an amazing time at Ethan’s space for my 30th birthday party. The views of LA from his terrace are stunning and Ethan was a very accommodating and communicative host. He had the space ready to go for my party with anything we could possibly need. Awesome experience!

Throwing a party here was a fabulous experience from start to finish. The penthouse is very well equipped, the view is breathtaking and Ethan is the consummate host.

Very nice Host. Excellent rooftop location. However the space itself wasn't really to my liking. I'd book again for it's proximity to downtown for skyline but not necessarily for the space itself

Ethan's pad is unique, spacious and was perfect for our project. He accommodated us with our scouts and was a great host. He even DJ'd a bit during our dance party scene. Thanks Ethan!

Ethan’s penthouse was incredible. It was everything we were looking for. The city skyline from the huge outdoor patio was unreal. I’ve never seen a spot downtown with that much outdoor space. It was the perfect backdrop for our shoot. Inside was just as amazing, with high vaulted ceilings, and historic features that really made you feel you were stepping back in time. Such a special space. Ethan was very accommodating and responsive. He made everything easy for us from where to park, to letting us use his kitchen to prepare food for our crew and talent. He even DJ’d some very vibey background music for us which really made the whole thing feel like a party rather than a production. I highly recommend checking this spot out for your photo shoot or filming.
