Upon booking, we will provide you with a keyless entry code for the home. The code is renewed for each guest. We have an owners closet and garage that is locked. Other than those spaces, you are welcome to the entire house. There is space to park two cars at our home over the course of your stay in the driveway. Please ensure no valuables are left in your vehicle overnight. There is no access to garage or street parking allowed. Additional parking is available at the club house in designated WHITE lined areas only or at the adjacent shopping plaza. Both areas are about 2-3 min walk from the Airbnb. Security patrol is strict and will ticket/tow any cars parked on the street overnight at owners expense. Please park all additional cars at designated spots.

Guest will have access to the entire house except for a locked owner’s closet and the garage. Although we have stocked the kitchen with essentials to make simple meals it is probably NOT as fully equipped as the quality of your own home. You must ensure you have a crime free record and will NOT carry any weapons to the property. We reserve the right to conduct background check if deemed necessary. By booking our property, you agree to these terms and conditions and house rules below: 1. No alcohol allowed after 8pm. 2. No smoking (including electronic cigarettes) anywhere inside or outside within 50ft of the property. Any violation will result in an additional $500 cleaning charge. 3. No loud noise, parties or any type of event that will disturb neighbors or the surrounding area are allowed. 4. No Illegal activities. 5. No pets. 6. No talking to neighbors (please respect their privacy). 7. Please keep the property clean inside and outside. 8. No street parking is allowed. At check out, please have all of the sealed trashes out into the trash bin by the garage. 10. Guests will respect and follow all community guide lines listed inside or on the property. 11. No food or drinks in bedrooms 12. Nothing but toilet paper should go in the toilet. 13. Please be conscious of the amount of water and power you use. Hot water is very limited. It will take a few minutes to heat after you open the tap. Please be patient. It will also run out if used too frequently. Please stagger showers throughout the day to ensure enough hot water for everyone. 14. Please leave all doors to exterior closed at all times, this will prevent unwelcomed pests from entering the home. The house receives quarterly regular pest control treatment, however, insects and pests are inevitably present in the Georgia southern climate. The Owner cannot guarantee the total absence of insects or pests and action will only be taken when deemed necessary by the Owner. Please Note: Guest also understands that Georgia is located in a tropical climate, and that insects, rodents and roaches can be found in this environment. Although owner will use their best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental price adjustment. OVERTIME Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is an additional cost during booking, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. MISCELLANEOUS There is no smoking allowed in the space. No glitter or confetti can be used. There is no open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. Any issue that Guest has with the Unit shall be immediately reported to owner via the phone number listed in the guest manual. Guest understands that Owner shall have a reasonable amount of time to restore the Unit to acceptable conditions, and that any issues presented to Owner by Guest not preventing reasonable and habitable occupancy of the Unit shall not constitute a breach of this Agreement or give the Guest any right to any type of refund or rental adjustment. IMPORTANT: If we find that any of our house rules is violated during your stay, we reserve the right to cancel your reservation immediately, immediate removal of all guests and no refund will be issued as a result. When proceed with booking with us, you agree to be booking in good will and you will not attempt to damage the property because you are dissatisfied with a ruling by the host in the event that a violation of the host's rules occur.
