We have room for 15-20 vehicles in our circle drive, on our concrete driveway, and on the grass to the right of our driveway (as you face the house). We would prefer if NO ONE parks on the street, as it's relatively narrow and might make it difficult for neighbors and delivery trucks to get by.

When we built the house in 1997, we installed large picture windows and glass doors along the back of house to take in the views of the backyard (pool and pond). We have no window coverings on the ones in the common areas. All bedrooms have either blinds/shades or curtains or both. The back of the house gets direct sun from 7-9 am. and the front of the house gets direct sun from 5-8 pm, depending on the time of year.

Inside the house, we cannot hear our neighbors. We can't hear them outside unless they are outside playing music or mowing their acreage. We live 200 yards from a farm-to-market road. During peak travel times (school or commuter traffic), we can hear cars and trucks--only when outside. Our street is not busy. Noise from A/C is minimal. We don't have appliance noise.

Stairs

We have convenient access from our front circular driveway. A truck can back up to the top of our front steps and roll equipment right off onto the porch. Please exercise caution when doing this! Thank you. No ramp should be required if the truck is regular loading height. Only trucks larger than a box truck would need to be moved off-site.

The upstairs area or the master bedroom.

Both home offices are off limits. Bret's home office is above the garage. Leslie's is located inside the main house. It will be locked during use.

I don't know the power rating, but we rarely lose power, even during sweeping outages. We have outlets every six feet throughout the house. We have dozens of them, but approximately 3-6 in every room. The circuit breaker is located in the garage. We will make sure crews can access it during use.

Your host will provide a copy for your review after Peerspace booking has been accepted. A certificate of insurance is required- General liability insurance of at least $1,000,000.00 per occurrence and in the aggregate for property damage and bodily injury, naming Owner and Independent Artist, Inc. as Additional Insureds OVERTIME POLICY: Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. GENERAL HOST RULES: For multi-day shoots, overnight storage of equipment, props, merchandise, or production supplies on location must be approved prior to shoot. Additional fees will apply. Light fixtures may be raised with approval but must be handled by a professional (additional fee may apply). Painted walls, wallpapered walls, and wood siding are to be left as is. No paint may be applied. Pet boarding fees may apply. Some furniture (couches, side chairs, dining tables and chairs, beds, nightstands can be moved with permission from host. Hutches/pie safes, butcher block kitchen island, and king beds are not to be moved. Please photograph the arrangement of all rooms and return contents to their original placement if moved. No nails, screws, staples, tape or gummed back materials may be used to attach or affix anything to the furniture, walls or building. Please don’t place anything or lean against the walls. Indoor shoots: heavy equipment should be placed on top of moving blankets and camera equipment should have tennis balls on the bottom of legs. Outside catering is allowed. Food and drink not allowed to be served or consumed inside the house. Please arrange designated food/drink areas with the host ahead of time. No alcohol after 8:00 p.m. Guests are required to empty and remove trash at the end of each shoot day and booking. Guest provides trash bags. Host provides large, dumpster-style trash cans. NOTE: All trash must be bagged before using the trash cans. Restrooms available on site. Please discuss with host at start of shoot which ones to use. This will depend on what areas are being used. Guests provide hand wash, hand towels, and toilet paper. Guests bring folding tables and chairs for crew to use. These will not be provided on site. No smoking in the home or on the porches. Please stand at least 20 feet from the home/garage/porches to smoke. Please dispose of butts in the Smoker's Outpost provided on the porch. No oil-based smoke machines are allowed. Additional house rules may apply depending on the property, season of the year, and time of day/evening of the shoot. Inquire with host at time of booking.

We would prefer that furniture not be removed from the building without prior permission from owners. Wall decorations may be removed, as long as they are returned to their correct location.
