About Olio | Wedding & Event Space

A producer's dream.... This historic space has been outfitted with every modern amenity to be the ideal space to host functions of all kinds. We believe in providing a non-traditional venue so that our clients have more options to make the space uniquely their own. Without any decor, the soaring ceilings and cement walls feel "industrial chic" but clients can transform the space with glitz and glam, rustic touches, romantic lighting, modern lines, whimsical details, and vintage furniture. If you can dream it, it can be done. Main features: ADA accessible, warm wood floors, textured concrete walls, flexible catering, options for upgraded lighting and AV for full customization, fully air conditioned and heated, flexible loft-style space without any obstructions or poles, basic wifi access included, and easy access from Boston and Salem (5 minutes from Salem and 25 minutes from Boston with lots of nearby hotels). We love to host photo and video shoots of all kinds!

Parking description

We have a loading area for about five cars and there are over 500 city spots within walking distance, most free! We can also set up valet service for an additional fee.

Lighting description

Three large (12 ft) windows at front of the room may be adjusted with curtains or stickers at the client's expense. Natural light reaches about 1/3 of the way into the room so there is a lot of flexibility for controlling light. The windows face northeast so only receive direct sunlight in the early morning hours.

Space is not soundproof

Ambient noise description

We are on the second floor, so there is no ambient noise unless a firetruck goes by. There are no appliances and the RTUs (heat and AC) are on the roof, more than 30 feet above the event space, and are silent. The only neighbor is a sushi restaurant which is beneath the event space. There is no sound bleed from the restaurant due to soundproofing, and the restaurant opens for service at 5pm.

We have a prep kitchen room with bright lights that many crews use for makeup, wardrobe, etc as a green room. Rooms may also be easily created with pipe/drape or screening.

All rooms are available for shooting

Shooting the exterior of the building is allowed

Electrical system description

3-phase power to the building. Ample electricity and outlets.

Circuit breaker can be accessed

General Rules

No smoking or vaping on property. All rentals, setup, and cleanup must be delivered and setup completed within the rental period. Additional hours may be added pending availability. No catering for photo/video shoots permitted. Carry in/out. An additional $1000 security deposit is required at booking and will be refunded 30 days after the event, given there are no damages to the property and/or violations of venue policies. A full list of rules will be shared at booking for signature.

All ages are allowed in the space

Furniture and decorations may be moved

There is no furniture or decoration in the building, making it ideal for flexibility. We do have tables (folding) and chairs that are available to use if desired.

No smoke machines allowed

Nudity is allowed

Security cameras and recording devices

We have a limited number of closed circuit cameras for security in the main event space and building exterior.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

Our space is cleaned thoroughly between each of our bookings.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

Had a wonderful experience renting this gorgeous loft from Sarah! It's even better than in photos! I walked in and was instantly in love with the space. We had a really cool photoshoot - excellent window light and amazing textured background for photos. Sarah was attentive and helpful through the whole process of booking and renting! I'd definitely use this space again.
