About the Space
Photo / Video Studio | Office / Meeting Space adjacent to Biotech by the Bay. Located minutes from the SFO airport. We are conveniently positioned in South San Francisco. Basics: 5 hour minimum booking. 8am - 6pm. Available 7 days per week. Additional costs apply for overtime, evening and weekend rentals. Amenities: 3000 square foot open space studio 3 Phase - 200 Amp Service with 2 separate Control Panels 5 Dedicated + 7 Overflow Parking Spaces + Street Parking 18' High Roll up door for Drive in access. We can fit an 18 wheeler inside! 33' x 20' Cyclorama that is 16' high Box Trucks back in easily. Full Kitchen with double oven. Hair & Makeup Station 1 Full + 1 Half Bathroom Lounge + Desk Workspace 5 Minute Drive to SFO Airport Extras: On site Grip & Production & Set Rentals.

Lighting description
We have a small area with Natural Light Provided by windows in our entry and Dressing Room.
Our 18' Roll up Door can be opened and provides South Facing Natural Light.
Space is not soundproof
Ambient noise description
Generally it is a very quiet space considering there is no soundproofing.
We are off of any major street.
We can hear our neighbors occasionally.
We also hear airplane traffic, and the Firestation is adjacent to our building. So there is intermittent noise.

Equipment can be loaded in directly through the 18' high roll up door.
Extra Long Box Trucks easily back right in.
18 wheeler access to the property is easy as well. They may be able to back into the unit depending on the height of the trailer.

Shooting the exterior of the building is not allowed
Electrical system description
200 Amp Service.
We have Two Separate Control Panels and an EKM monitoring system.
We have two Lunchboxes providing 20 outlets total. There are also 4 outlet pairs (8 additional outlets) available as well near the cyclorama each with their own 20amp breaker. Distribution boxes with additional outlets available for rental.
We always have a Studio Monitor at the space to provide assistance with Power, Control Panels, Monitoring & Breakers.
Circuit breaker can not be accessed
General Rules
No Smoking in the building.
Outside catering is allowed.
Parking in designated spaces ONLY.
Additional charges for overtime after 10 hours apply.
Additional charges for weekends apply.
Studio must be left 'broom swept' upon completion of rental.
Additional cleaning fees may apply.
Excess trash (more than 10 bags) apply.
Additional charges for electricity (over 20kwHr) apply.
No walking, standing, sitting running, playing on any part of the cyclorama cove.
No storing or placing of any objects on any part of the cyclorama cove.
No touching, hanging or placing of any object on the fire suppression system.
Minors (under 18 years old) must be supervised by a parent or legal guardian.
No animals allowed into Studio without prior written consent.
Unless written consent is given:
NO CHALK, GLITTER, SAND, WATER, ANIMALS, CEMENT, CONCRETE, CONFETTI, SMOKE, FOG MACHINE, SEX OR SEX SIMULATION.
NO fires or firearms, smoke effects or explosives.
NO dangerous, hazardous or illegal activities may be conducted.
NO hazardous, dangerous or illegal materials, substances or articles may be brought into and/or kept in the Studio.
All ages are allowed in the space
Production insurance is required
$1,000,000 Liability and Workers Compensation
Furniture and decorations may be moved
Smoke machines are allowed
Nudity is allowed
Security cameras and recording devices
Entry Door & Security Cameras. May be turned off for confidentiality.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Health and Safety Measures
We thoroughly clean and disinfect our Studio after each booking.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
