About the Space

Enter our home via the gated circle driveway and through the porte cochère for front door covered access to sweeping cliffside views throughout the entire house. Our modern home is bright and welcoming. We offer a large open kitchen - dining - living area with floor to ceiling glass sliding doors to look out over the pool and cliff at the gently flowing Pedernales River. The two main walls on the cliffside of the house open wide onto a generous poolside travertine covered patio complete with outdoor grill and dining area. Two fireplaces can be lit easily with a light switch - one in the living area and one in the library. The only room without a view of the water is our three story library complete with spiral staircase to the top where the lookout porch has the bird's eye view of the river and surrounding hill country. The second floor has a grand covered porch with reclining area and 80" TV. This space also has a full open view of the cliffside and river and is tiled as an indoor space on the outside. There is a rustic boat dock at the bottom of the 75' cliff and a hidden walk-in cave and sometimes (after it rains) waterfall that is completely natural. Wifi is available throughout the house, office and boat dock. Which space will be right for your photo shoot, video session or private event? You decide!

Private parking in circle driveway inside our gated yard for 12+ vehicles as needed. Parking on concrete driveway for 6-8 cars/trucks and on gravel/dirt private road for 10 more.

Lighting description

Floor to ceiling windows on the cliffside of the house offer indirect light as our house is situated to best view the sunsets yet not have direct sun heating up the rooms. Our covered patios on the first and second floors offer a cool breeze and indirect natural light as well. Our library space has one window on each floor providing natural light and additional light is available from chandeliers and can lights. Sunsets here are divine both in the house, on the pool patio and looking out at the hill country over the river.

Space is soundproof

Ambient noise description

Our gated home sits back from the road with trees that naturally block most street sounds. Inside the house we don't hear outside noise at all. The water spouts in the pool softly mask sounds when outside.

Equipment loading description

Our driveway is accessible for trucks of any and all sizes. Our porta cache can accommodate passenger vehicles excluding buses. Trucks and cars can easily back up to the front door for easy unloading and loading on the first floor. For activities on the 2nd floor open porch, the staircase is the only access.

Staging area is available

On the first floor, the master bedroom and master bathroom are beside the living room and the guestroom and guest bath sit at the opposite side of the house. There is also a powder room just inside the front door. All can be used for staging, dressing and set up.

Some rooms are off-limits for shooting

Two bedrooms upstairs will be off limits.

Shooting the exterior of the building is allowed

Electrical system description

Circuit breakers are in the garage. 2022 installed new 400amp service. 240 outlets are also in the garage. One 240 outlet can service the 2nd floor porch if needed with an extension cord.

General Rules

No smoking or vaping of any kind on the premises. No illegal drug use on the premises. No séance, tarot card readings, ouija boards, witchcraft or related activities. No nudity. This a family home with teens who live here. Use of kitchen and/or catering is allowed if prearranged. Absolutely NO red liquids are allowed on travertine back patio and pool area. This is our home and we look forward to sharing our unique space with you.

We have a Ring front door that records all movement in and cameras on exterior doors.

Health and Safety Measures

Space is cleaned and disinfected between events to ensure optimal comfort and enjoyment for all guests. Plan to include set-up and tear-down time in your rental. Renters are expected to clear and dispose of any/all food and drinks, decorations and trash resulting from their event.

Enhanced cleaning measures:

High touch surfaces and shared amenities have been disinfected

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

This home was breath taking, the view was absolutely amazing my husband and I really enjoyed shooting the music video here. Our guest loved it! Amy and and her husband was so sweet and helpful to us, Amy provided great instructions on finding their beautiful home she was so helpful in letting us know where everything was in the house. 10 out of 10 I recommend! Don’t hesitate book it! ☺️

We wanted to add something special to our mother’s 80th birthday celebration, so we chose the Cliff House and are so happy that we did. We loved how the indoor and outdoor living spaces flowed together, and the feel was both fancy and comfortable. We had fun walking down to the cave, enjoyed the hot tub and view, and generally had a fun and relaxing celebration. Their house is beautiful and we are delighted that we were able to enjoy it for a few hours.
