About the Space
Modern 2-Story Cape Cod featuring open concept living area, resort-like pool and additional Pool House. Lots of windows with both direct and indirect light. The 2,500 Sq. Ft. house has 3 bedrooms and 4 bathrooms. Versatile space with many textures to shoot a variety of scenes. Modern kitchen with beautiful cascade peninsula. Living room features an original vintage brick fireplace. The backyard has a large pool surrounded by greenery, a small grassy area and concrete blocks. Large wooden deck and covered patio for sitting area. Pool house with its own bathroom offers an additional private space for either talent or production. Direct access to backyard through driveway. Access to first floor only. Second floor bedrooms available upon request (additional fees apply) . Permits through Film LA.

There is a concrete path leading to the house and you need to go up 3 steps to enter the house to the first floor. Stairs for the second floor to access bedrooms if need be. Driveway on the side to the house with no stairs can be used to access the back yard.

General Rules
No blocking street parking (unless with city permit).
All rentals include set up and clean up time.
OT at 150% rate will be charged in 30-minute increments until clean-up is complete and all guests have left the property (after the first 10 hours).
No loud noises or playback before 8am and after 9pm.
No smoking.
No drugs.
Furniture & wall art can be moved around but must be returned to original place.
All trash must be removed.
Owner must be notified of any damage.
Productions with 10 or more guests must provide property damage insurance.
Guests must inquire with FilmLA about permit requirements.
All ages are allowed in the space
Production insurance is required
All bookings with more than 10 guests must provide property damage insurance. Note that Peerspace only provides general liability. A certificate of insurance showing the house’s address will be required prior to booking date.
Furniture and decorations may be moved
All furniture or decor must be returned to its original location. A walkthrough will be performed before house is turned over to production with photo documentation.

Enhanced Health and Safety Measures
The space is thoroughly cleaned before each booking.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- High touch surfaces and shared amenities have been disinfected
- Soft, porous materials have been properly cleaned or removed
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
The following equipment is provided for every guest:

- Hand Sanitizer
