Parking description

Driveway parking for two vehicles with plenty of street parking. There is street sweeping on the 1st & 3rd Friday of each month from 8am-1pm.

Lighting description

Lots of windows and natural light. Sun hits the back of the house in the morning, and the front of the house (living room) in the late afternoon.

Space is not soundproof

Ambient noise description

Typically quiet neighborhood and street with some ambient noise from vehicles passing by or occasional plane. There are young children next door that sometimes play in their backyard, but not often. And we hardly ever hear any barking dogs.

Single level home with standard threshold. Backyard is accessible by wide gates on the side of the garage.

Staging area is available

For interiors, the living room, family room or dining area can be used from makeup, wardrobe, etc., depending on what room is being shot.

Electrical system description

New 225 Amp Service panel installed when solar panels were put in last year. Circuit breaker is on back corner of house, but can only be accessed by an authorized person.

General Rules

Please kindly respect the house rules. If furniture must be moved, it must be under the supervision of the Host that will typically be present most of the day, and furnishings must be returned to its original location. No drilling holes into any walls. For multi-day shoots, gear can be left overnight for a fee, please check with Host prior. No drugs onsite. No adult filming or nudity. No shouting or yelling of swear words or offensive language outdoors within hearing range of neighbors. No smoking indoors, no red wine, no glitter or confetti. Guests are expected to leave the space in the same condition as they found it: pick up and dispose of all trash, any broken glass, etc. Guest is responsible for any damage, stains or breakage to property and furnishings. Refundable deposit of $300.00 required. Any outside music must be turned down to low at 10 P.M. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Use of restroom(s) for a crew of 14 people or less is allowed. Pets OK upon request and approval (+$50), but please let me know why and how pets will be utilized, and any mess must be cleaned up after. Two cats reside in the house but can be sequestered in the garage during rental. The property is the full-time residence of the Hosts. Outside catering permitted for additional fee.

Standard Certificate of Insurance (COI) required. Coverage amounts can be sent upon inquiry/request.

Furniture and decorations may be moved

Smoke machines are allowed

No nudity allowed

Security cameras and recording devices

Security cameras are located over the front driveway, in the front courtyard, back patio, by the front door and in the kitchen (which can be removed if it's in the shot).

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.
