• OVERTIME •
Overtime will be charged in half-hour increments at a rate of 1.5x the standard hourly rate for the space, including any time before or after your confirmed booking. Setup and teardown time must be included in your reservation, as we do not offer free time for these activities. At the end of your reservation, all personal belongings must be removed from the space, or you will incur an overage charge. If your overtime overlaps with the next reservation, the charge will increase to 2x the hourly rate due to scheduling conflicts.
• GENERAL •
Furniture and amenities can be rearranged within the studio, but must not be removed from the unit and must be returned to their original positions to avoid additional cleaning charges. Any damage to items in the unit will incur a charge based on repair costs. Standing on tables, chairs, posing blocks, or any items not designed for standing is strictly prohibited in our studio. Any injuries resulting from breaking this rule are the responsibility of the individual involved. No cooking with open flames, grilling, or frying is permitted inside or outside the building, and violations will result in extra fees. Smoking is not allowed inside or in front of the building, though it is permitted on the street. Glitter and confetti are prohibited and will incur a deep cleaning fee starting at $100, or more, depending on the cleaning required.
• SEAMLESS BACKDROP PAPER RENTAL •
Backdrops are not included in your reservation and must be added as an add-on at least 48 hours before your shoot date. You may rent up to three rolls, depending on current color availability. Guests using backdrops without an add-on will be charged a replacement fee of $80 per roll.
• RESCHEDULING •
To shorten your reservation, you must submit the request within 24 hours of your booking confirmation. If rescheduling a single-day booking, requests made at least 7 days in advance are free. Rescheduling within 7-2 days will incur a “Rescheduling Fee,” which varies by weekday or weekend (see add-ons for details). No changes can be accommodated the day before your booking. For multi-day bookings, contact us directly to coordinate rescheduling, as fees may apply for each day adjusted. Rescheduling is limited to a maximum of three times per booking. Management reserves the right to revise this policy at any time.
• CYC WALL RULES •
-If needed, cyc wall repainting is available for a fee of $60.
-Do not step on the curved part of the cyc wall, as it is easily damaged.
-Do not drag heavy equipment such as furniture, stands, or tripods across the cyc wall area. Lift them to prevent any damage. If help is needed, you can book a studio manager in our “Add On” section.
-Sharp objects are not allowed on the cyc wall. Any damage caused will result in a restoration fee.
-To prevent stains, do not eat or drink near the cyc wall. A restoration fee will be charged for any food or drink stains or damage.
-Avoid placing feet on or leaning against the vertical or curved wall. A $60 repainting fee will be charged for damage to the vertical wall, with additional costs for repairs.
-Activities such as skating or jumping on the curved cyc wall corner are prohibited and will result in charges for repairs and repainting.
-Avoid using substances such as oil, paint, glitter, or chalk on the cyc wall, as they are hard to remove and may result in significant cleaning or repairs, incurring deep cleaning fees.
-Structural damage to the cyc wall will be charged based on the cost of repairs.
• TO KEEP THE CYC WALL FLOOR AS CLEAN AS POSSIBLE •
-Avoid walking on the cyc wall before your shoot begins to prevent dirt or marks from appearing on the surface.
-Clean the soles of your shoes or tape them before stepping on the cyc wall. Bringing Clorox wipes or gaff tape can help with this, but the ideal option is to have a dedicated pair of clean shoes or shoe covers for use on the cyclorama. We do not offer complimentary shoe covers, but please contact us if you’re interested in purchasing a pack.
-Ensure your model or actor’s shoes are cleaned or taped before stepping onto the cyc wall. Keep these shoes exclusively for use on the cyc wall, and consider separate footwear for off-set movements.
-Limit cyc wall access to individuals with clean shoes to reduce footprints—this will save editing time later. Have the model meet hair, makeup, or styling crews at the edge of the cyc to keep the floor clean.
-Bare feet can also leave marks, so plan accordingly.
-Sticky mats are highly effective for cleaning shoe soles. Tap shoes on the mat to remove dirt, and test them by stepping on the edge of the cyc. Adjust as needed to ensure they don’t leave marks.
• LOAD IN + ELEVATOR USAGE •
-Guests using the passenger elevator should begin loading in 30 minutes before their reservation begins and wait in the hallway outside the studio until their booking starts. Early access to the studio is not permitted, but you must arrive ahead of time to ensure that load-in does not impact your reserved studio hours. Complimentary time is not provided for those who do not arrive early for load-in. If the passenger elevator is temporarily out of service, we can arrange extra time for load-in and load-out, but you’ll need to use the stairs.
-The freight elevator is available for reservation Monday through Friday from 8:00 am to 4:00 pm, with at least 2 business days' notice. For access outside of these hours or on weekends, please contact us to check availability with building management.
-Unauthorized use of the freight elevator is strictly prohibited, as it is designated for leaseholders only. Any violation of this policy could result in penalties or additional charges from the building, starting at $500. (For reference, a former guest incurred a $1000 repair fee due to unauthorized use, and we hope to avoid similar situations in the future. These freight elevator guidelines are implemented with your safety in mind.)
• CHECK OUT •
At the end of your session, pick up all items you brought in, such as water bottles, clothing tags, and tape, and take trash and recycling to the hallway trash rooms. Restore the space by placing tables and chairs back in their original positions, closing any curtains you opened, and turning off all lights. Ensure the key is securely returned to the lockbox and the unit door is fully and properly closed. If the key is left inside, a $250+ locksmith fee will apply, and if it is lost, a $500+ fee will be charged, depending on service costs. Confirm that the door is locked and completely secure before exiting.
• QUIET ENJOYMENT •
Respecting the legal right of the building's tenants to a quiet environment is essential for maintaining a great space for all. Therefore, loud music with strong bass, live bands, and sound or DJ equipment are prohibited. Small Bluetooth speakers may be used, provided the music remains at a moderate level. Should we receive a noise complaint, you will be required to reduce the volume, or your session may be cut short.
• INSURANCE •
The need for proof of insurance depends on the scale and scope of your project and the size of your crew, as determined at our discretion. Proof of insurance is required for all union projects and any equipment rentals within the space.
• CLEANING •
To maintain cleanliness, a mandatory cleaning fee is included in all reservations. Guests are still responsible for leaving the space as they found it by disposing of trash and recycling and returning all items to their original positions. Wall-damaging materials, including nails, screws, and staples, are prohibited. Painter’s tape is the only tape allowed for backdrop paper; gaffer’s, duct, or gorilla tape are not permitted. Additional deep cleaning fees, starting at $100, may apply if the space is not returned to its original condition.
**Failure to follow studio guidelines could result in penalties of $500 or higher, subject to the nature of the violation.**
