BRAND NEW LISTING • Welcome to our *favorite* getaway spot: Lake Winnipesaukee! Close to everything the Lakes Region has to offer, you'll find this cottage located on a dead-end street in a private, woodsy community, on the north side of the lake. The house is stocked with all of the amenities needed to fully enjoy your vacation, without having to run to the store for anything except something to eat! Bring your boat & enjoy access to the private community beach w/ a boat ramp, playground, and more! Within our neighborhood, you’ll find dirt roads, tons of greenery, beautiful mountain views, and just a short walk away: the neighborhood’s private 800’ beach on the lake, for residents and their guests only! You’ll love that the beach has a roped-off swimming area, playground, and boat ramp, as well as volleyball/bocce/tennis courts. Bring your canoes & kayaks, too! The neighborhood is home to hundreds of seasonal vacation homes *as well as* full-time residents. A few minutes away, you’ll find TONS of winter, summer, and year-round activities for the whole family (below). What was once a tiny chalet in the woods, now has an expansive addition & newly-finished "hangout room" / bonus bedroom in the basement, so you and your friends/family can really spread out during your stay! When you pull up, you’ll notice lots of parking, the big front lawn with a seasoned firepit, as well as a massive deck that’s perfect for grilling, dining, watching the sunset, or just hanging out with your friends and family all night. Inside, you’ll find an open-concept fully-stocked kitchen with all stainless steel appliances, leading into a large open living room with our fave board/card games tucked away, 2 full bathrooms, 3 generous bedrooms all with tons of closet space, and the newly-finished "hangout room" / bonus bedroom in the basement, bins with all your favorite yard games, lawn chairs, and beach supplies stored in the garage, as well as a well-loved washer & dryer in the unfinished portion. The house *very* comfortably sleeps 10. We were sure to include ALL smart TVs, fast WiFi (200 MBPS), and a dedicated workspace in the master bedroom, in case you’re not looking to *totally* unplug while you’re away. This house was totally revamped with brand-new, high-quality furnishings in the spring of ’22, less a few antiques to maintain the charm. THE NEIGHBORHOOD: The Balmoral Association is a private community on the northern side of beautiful Lake Winnipesaukee, consisting of over 400 homes. While many are used seasonally, it's no wonder why *just as many* are occupied by year-round residents; you'll soon see why it's so hard to leave! Balmoral has private roads, a private beach, docks, club house and many other local activities that are reserved for Members and their guests only. We personally love *our* little corner of Balmoral for the woodsy dirt roads, peace & quiet, mountain views, and all the beautiful a-frames we get to see on the walk to the beach. GETTING AROUND: 7 small to mid-size cars can fit in the driveway, and another 2 fit nicely in front of the yard, along the side of the dirt road. If you're headed to the beach/lake, you can either make the beautiful ~15min walk there and admire all the trees and unique cottages, or you can pack up the car and park for free with the beach pass right at the entrance. To get to all other destinations (restaurants, shopping, etc.), you'll want to drive. THINGS TO NOTE: - The 5 SmartTVs in the house are just that; there is no cable service. You’ll be able to log right into your Netflix/Hulu/Etc. accounts to stream. - Though the house can VERY comfortably sleep 10, the kitchen peninsula only seats 4 and the living room seats 5-6. - As the house uses a few different heating/cooling systems, it can be tricky to regulate the temperature. There is no ac on the main level, but you will find standing fans in the living room and master bedroom, to keep the rooms cool. There are ac's in both upstairs bedrooms. For guests' safety, the wood stove by the front door is not hooked up and can not be used. - You DO need to bring the beach pass with you if you'd prefer to drive and park there, but if you'd like to walk down, you do not need the pass. The beach pass is for 1 car. - The dedicated workspace is in the master bedroom and comes stocked with a printer w/ ink & paper. - While we do allow pets, the yard is not fenced in. Animals must be leashed at all times while outside whether in the yard or in the neighborhood per the HOA regulations, and animals are not permitted at the beach per state law. -If you are bringing your pet, make sure to add them to the reservation and a pet fee will be added automatically. If you don't have a pet on your reservation but bring one with you, we will need to charge the $150 pet fee. WHAT TO DO DURING YOUR BOOKING: You’ll be close to TONS of mountains and lakes that offer hiking, swimming, ice skating, cross-country skiing, snowshoeing, snowmobiling, ice fishing, sledding, ice hockey, skiing, snowboarding, and more, as well as lots of other summer, winter, and year-round attractions! LAKES TO CHECK OUT: • Lake Winnipesaukee: Our community’s private beach is at the end of Paradise Dr. (2 min drive, 15 min walk) • Squam Lake (29 mins) • Waukewan Beach & Duncan Lake - Public beaches with boat launches (Both 25 mins) • Lake Kanasatka (15 mins) ...You may also like Ellacoya State Park (with boat ramp), Bartlett Beach, and Alton Town Park; all public beaches about 40mins away.
