Please respect quiet hours from 9 pm-8 am. We use a decibel-monitoring device from NoiseAware to ensure compliance (100% privacy-compliant).

Smoking is permitted outside of the property in permitted areas (including balconies/patios, backyard if applicable). If cigarette buds and or evidence of smoking is left behind after your stay. You will be charged a smoking fee of $500, please be respectful of our home and smoke in designated areas, and don’t leave buds behind.
NO PETS WITHOUT CONSENT.
Each property depending on its location has a specific rate for pet feeds and or may not allow pets. If you are planning on bringing a pet and or a service animal please contact us so we can house you in the best house that accommodates pets. Not disclosing you are bringing a pet and or not paying the pet fee prior to your arrival can cost you up to a $250 fine in addition if that pet causes property damage we have the right to collected replacement costs to make the property whole again for the next guest.
A copy of a government-issued ID (e.g. driving license or passport) is
required for the reserver that executed the reservation with us and must be received within 48 hours of check-in and prior to arrival. This information is collected for verification purposes only and is not stored or otherwise used for any other purpose.
If the home is left excessively dirty after departure the host reserves the right to charge an additional cleaning fee. (stained floor, dirty/damaged walls, smoking smells, damaged furniture, etc). If the furniture is damaged or moved the host reserves the right to charge an additional fee. If you break or damage something, smoke in the apartment|house, lose items (such as keys, fobs or parking passes), forget something that we need to mail back to you, or check out late, we have the right to charge you additional fees to make things right for the next guest. Prior to charging these fees, we will communicate what was found broken or damaged after your departure with supporting evidence. If damages hinder same day check-in for another incoming guest you will be charged the amount of the missed reservation due to property and or damages you have caused to the home
COMPLAINTS OR SERVICE | MAINTENANCE ISSUES.
If you have a complaint about any aspect of the property (amenities, cleanliness, or otherwise). Upon addressing this complaint to Airbnb/VRBO/ booking/Furnished Finders or any other lodging site and us you are authorizing us to come into the property and to solve the problem and fix whatever is broken, repair the home, or make the home clean to the standards that you require. We do not need permission to access the property if there is something that you deem unsuitable that needs remedy. If you refuse to allow us to remedy the issue during your reservation that does not make you eligible for a refund of any kind.
VIOLATIONS AND TERMS OF SERVICE.
Any people(s) and or guests admitted into the property during the timeframe of the original reserver are too responsible to uphold all House Rules and or Policies. Any people and or guests of the original reserver that is booked with us must also follow all lease, community policies, and city/state laws. Any people and or guests of the original reserver that violates any portion of our house rules will be grounds for immediate termination of the reservation without refund. Violations of the house rules are grounds for removal of the guest from the property by the host and or local authorities without refund and the guest is immediately considered trespassing once any house rules mentioned are violated.
