About the Space

Newly remodeled modern home with lots of natural light, great outdoor space and epic views. Perfect for film & photo production of all types offering infinite vignette/shot possibilities with a unique modern flair. The two-story home is located in the Oakland Hills and backs up to the East Bay Regional Park, offering spectacular 3-bridge panoramic views of the Bay Area and miles of hiking trails. Indoor space is roughly 3,000 square feet with fully stocked gourmet kitchen, three bedrooms, three bathrooms, living room, dining room and an open floorplan designed for easy flow. Outdoor space includes dining patio, built-in grill, lounge area with firepit, huge grass area and a gorgeous built-in pool+hot tub (available for an additional fee). Hours are flexible and so are we. Parking and good vibes are plentiful. See below for some specifics. ***KEY FEATURES*** — Property is not lived in so there's absolutely ZERO clutter. Plus all closets and fridges are empty and ready for use. — Extra large driveway and decent street parking for oversized vehicles. — Everything but the bedrooms are on the ground floor for easy load in/load out. — Indestructible floor that looks like beautiful wide planked oak but acts like kevlar. — Central air conditioning and heating on both levels. — Internet/WIFI is AT&T Fiber, which delivers around 950 Mbps of upload and download speeds. We use Eero for secure wireless. — All items in the house including fully stocked kitchen can be used/moved as you see fit as long as it's put back at the end. — Showers/baths/bedrooms/laundry/kitchen/bbq can all be used beyond the actual shoot. Need to shower? Do it! Gotta wash items? Go for it. Shampoo/Detergents/etc. are all stocked. — Outdoor games/props available: corn hole, badminton, pickle ball, basketball, soccer. — No need to clean up in between multi-day shoots. Lighting description

Sun begins to hit the windows directly in the kitchen around noon and living room around 2, but never creeps past the midway point. Dining room stays neutral because of exterior overhang decking. Upstairs master and guest king have a similar sun pattern to living room. Upstairs guest room with double beds does not get direct sunlight.

Space is not soundproof

Ambient noise description

The compound is surrounded by regional park land and one quiet neighbor. Cars can be heard from the street, which is a windy road in the hills. Not super busy.

Equipment loading description

Large double driveway shared with neighboring property allows for a lot of room to maneuver. Driveway kind of steep but smaller moving trucks can make it up.

Staging area is available

Depending on where you want to shoot, other rooms can be used for staging. You can leverage all indoor/outdoor space however you like. Master bedroom is great for makeup and wardrobe with tons of room for wardrobe racks, an empty walk in closet, full length mirro and some of the best natural light in the house. On nice days staging can be set up outside in the driveway or sideyard.

Some rooms are off-limits for shooting

One locked office and the garage. Everything else is all yours.

Shooting the exterior of the building is allowed

Electrical system description

Circuit breakers are on the ground floor. One in the hallway and one in the laundry room. GFCI outlets throughout every room in every house and along exterior wall of the house.

General Rules

No smoking or smoke machines inside. Both are okay outside but with extreme caution as we live in the middle of flamable park land. No adult entertainment production. Nudity ok if tasteful and artistic. Everything else is a big YES! Property Manager may need periodic access to the locked office on the property, but will coordinate with producer to agree on terms.

Furniture and decorations may be moved

Bring in whatever you want. Move whatever you want. Just put it all back. I'm available to help direct where items need to go back to. No need to memorize, though photos are available.

Security cameras and recording devices

Cameras are only OUTSIDE the home focused on the driveway and sides of the house. They are not recording. They can be turned off/paused during production.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

Everything gets a professional cleaning between bookings including an intensive air-out with all windows open.

Enhanced cleaning measures:

A licensed professional cleaner is hired between bookings
Soft, porous materials have been properly cleaned or removed

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
