Modern 3-bedroom, 1.5-bath townhouse in South Philly. The space is thoughtfully laid out for multiple purposes and can be used for filming, photoshoots, meetings, and as office space. The house is on a one-way residential street in a blue-collar working-class multicultural neighborhood. The house is a short distance from CHOP, UPenn, Lincoln Financial Field, Citizens Bank Park, and the airport.

Parking description
There is free street parking. Parking on the immediate block is competitive since it is a one-way street. You must part with a portion of their vehicle on the sidewalk, so you do not block through traffic. More parking is available on subsequent blocks. There is also an unofficial parking lot on the left sidewalk shoulder at the end of the block.
General Rules
* No smoking in or around the property. This is a non-smoking venue.
* No gathering or filming in front of the property.
* Please be respectful and mindful of my neighbors
* Keep noise down after 10 pm. Quiet hours are between 10 pm and 10 am.

There is a ring doorbell camera at the front of the property and a ring floodlight camera on the back patio. There are no recording devices within the property.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Health and Safety Measures
I use professional cleaners who follow local guidelines in between cleanings.
Enhanced cleaning measures:
- The space is cleaned and disinfected in accordance with guidelines from local health authorities
- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
