RENTAL RULES No parties, no smoking, and no pets in the home; Violations will result in a $750.00 fee as well as the cost of any damages incurred as a result. Guests People other than those in the Guest Party may not stay overnight in the property. Any other person in the property is the sole responsibility of the Primary Guest. Personal property The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are responsible for their property. Accidents or injuries during your stay The Homeowners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite onto the premises. A first aid kit is available in the pantry for your use during your stay. House property - Changing or removing interior and exterior furnishings is not permitted. - Only use appliances for their intended uses. - Please keep the property and all furnishings in good order - Please do not remove any items from the home. - There are games and novels on site that guests are welcome to enjoy. - Please be responsible for the use of the gas stove and turn it off after each use. Housekeeping is done upon checkout. For those guests renting for several weeks, housekeeping services will be arranged and provided based on further discussion with guests at an additional cost. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property. Water The property is on a municipal system. DO NOT FLUSH anything other than toilet paper in the toilet. DO NOT POUR GREASE OR OIL DOWN THE DRAIN OR FLUSH IT. No feminine products should be flushed at any time. If it is found that feminine products, grease, or oil have been flushed and clogged the plumbing, you could be charged damages for the total cost of repairs. Blackouts In the event of a power outage, emergency lighting such as flashlights and LED lights are available in the pantry. Storms in Georgia occasionally cause power outages that are beyond the owner’s control. These do not typically last for more than a few minutes. However, the owner will periodically notify guests of an updated status report from the power company if outages last for more than a few hours. Please return all emergency lighting gear to the pantry once power is restored. Exterior Security Camera For your safety and security, exterior security cameras are present. The doorbell camera is located at the front door. Candle Burning Due to damage caused by candles, we do not allow the use of candles inside the home. Loud Music We ask that our guests remain mindful that there is a city noise ordinance that governs extremely loud music and you will be fined/ ticketed upon reports of such disturbances. Unapproved Events The house is located in a quiet, residential, community. The rental property’s intended use is for relaxation, vacationing, and family fun. All other uses must receive written approval from the owner. Unapproved uses will immediately nullify this agreement and may result in legal action. Conduct It is expected that all guests occupying this property abide by all ordinances of the law and by generally accepted codes of conduct as members of a Homeowners Association. Any activities that would require police intervention will result in immediate termination of this Short-Term Rental Agreement and forfeiture of all rental payments.
