**House Rules**
We have created this house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!!
Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us to let us know.
We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.
Check-in
Check-in time is from 4:00pm -12:00am. If you have a late/delayed flight, please let us know as soon as possible and we will be happy to work with you. Early check-ins are available upon request, however please understand that we cannot make any guarantees until the day of or before. If you are granted an early check in, the additional fees are as follows:
11am check-in: $250
2pm check-in: $150
Check-out
Check-out time is 11am. Late checkouts are based on availability and an additional fee of $150/per hour. Unless otherwise authorized by us, please give us a 24-hour notice for late checkout requests or if you would like to extend your stay with us. Please keep in mind that we will try our best to accommodate these requests however we cannot make any guarantees that we will be able to honor your request. Any guest who stays after the 11am checkout time without requesting it from us previously or stays despite having their request denied will be charged an additional night’s stay and will be forced to vacate. Should we experience any cancellations or losses in our calendar arising from any check out related complications from you or any guests, you will be charged for the next booking. Prior to leaving please place a load of regular towels and beach towels to wash. This will help our cleaners get a heads start for our next guest. There are always a total of 12 TidePods for use. 10 for our guests to use if desired and 2 for this last required load. *You will not be charged for the use of the last 2 TidePods for the required wash.*
*Upon checking out, please make sure that our house looks reasonably neat- just like the way you found it. Although we pride ourselves on cleanliness, we do not expect you to scrub it clean but it must be reasonably “picked up” and furniture placed as it was at check-in.
*Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.
Security
When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 4 outdoor cameras and 2 sound level detection devices. The cameras are located in the following common areas: the entryway by the front door, above the garage/driveway, the side patio walkway, and the backyard pool area. The sound level detection devices are located on each level of the house. One is attached to the ceiling in the kitchen area and another in the ceiling of the second floor hallway near the laundry room.
Please note: These devices are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately.
Parking
THERE ARE ONLY FOUR PARKING SPACES AVAILABLE ON THE PROPERTY. The garage will fit TWO vehicles and comes with a free Tesla charger. You will be able to use the keypad just outside of the garage to close it, but not to open it. Sorry for any inconvenience this may cause. Our driveway will allow for 2 additional vehicles parked outside. Please DO NOT PARK on the grass, street, or on any neighbor’s property. Even though it's a duplex, please only park on your unit's designated driveway. We will not be responsible for any parking tickets, parking boots, or towed vehicles.
Guest Interaction
We love to meet and greet all guests when possible. However, in today’s world, we understand that most people would rather skip the pleasantries. Because of this, we offer self-check-in with a door code. Please keep in mind that we have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present an ID. As long as your guests can confirm trip details, they too can reach out to us with any questions and concerns.
Guest Access
All areas of the property are for guest use unless there is a lock on it. Please do not tamper with any locks on the property unless we give our permission. All monitoring devices are not to be tampered with. This includes our cameras, noise detection devices, or any other preset technology placed on a timer. Any violation of the above rules can result in immediate termination of your stay.
Maximum Occupancy
The maximum number of guests is 10. However, we may be willing to accommodate additional guests of for a fee of $40 per night per guest if we have the proper resources available with the maximum of up to 12 guests. We cannot make any guarantees that we will be able to honor your request but please reach out to us prior to booking as we view this on a case-by-case basis.
Unauthorized Guests
Although we do not mind if you invite a friend or 2 over to visit, there are no unauthorized guests allowed to stay overnight. Please do not allow extra guests to sleep at the house unless it was previously agreed upon from us when you booked the rental. All overnight guests must be listed with the booking. Any unauthorized guests will result in a direct violation of our house rules, and we reserve the right to cancel the stay immediately without any refunds.
Parties & Events
While we are all about having a good time, WE STRICTLY PROHIBIT ANY PARTIES OR EVENTS. This is to preserve the quiet neighborhood we’re in. Keep the party for the Las Olas night scene. You can be as loud as you’d like there. Music must be kept to a non-disturbing level during quiet hours and any conversations should be had inside the house, not near the street, front entrance, or even the patio/balcony areas. Please be mindful of the city-wide quiet hours from 10pm-8am and make sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your stay without a refund as you will be in direct violation of house rules.
Unruly Guests
We want everyone to have a good time in our home, but we have definitely had an experience with a large group that we gave multiple chances to, that still apologized to us and continued to turn around and be a nuisance to the property and our neighbors. Therefore, we have revised our rules to prevent an incident like that from ever repeating itself again.
Please be advised that at the first mention of any complaint, evidence of rule violation, noise disturbance, or any other unruly behavior will result in your FIRST & FINAL WARNING. If necessary, we will dispatch security to relay any warnings or the hosts will contact you directly. Please note that any costs associated with the dispatch of security will be charged to the guest. Upon the SECOND complaint, noise disturbance, or unruly behavior, your entire group will be asked to vacate the property as you are in direct violation of our house rules. Your group will have 30 minutes to an hour to gather your belongings and exit the premises. In this process, we may invoke the assistance of local law enforcement officers.
Toilets
Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.
Tropical Bugs
We do our very best to keep any unwanted creepy crawlies from joining your group! This includes a monthly treatment to exterminate any bugs! Yet and still, we are in Florida and you might still see a spider in a corner, June bugs trying to fly in, and the occasional roach that will try to dry off after a rainy day. Please keep in mind, this doesn’t mean there’s an infestation, just a couple unfriendly critters wanting in on your fun! Either way, please let us know if you encounter them and we will try to get to it as soon as possible.
Pool & Spa
Our pools get serviced weekly every Wednesday. If you or a previous guest overdoes it on the sun screen, you might start to see a film or foam start to form at the top of the pool. Additionally, there's a lot of trees above the pool area so it may get filled with tree debris rather quickly. We can always call our pool guy to come out sooner and service the pool, but please keep in mind, it’s not guaranteed.
Our Spa is attached to the pool. Please contact us for more information on how to turn on the jets. DO NOT attempt to mess with or turn on the jets by yourself or any other outdoor latches/switches. This can create a plumbing issue and you will be held responsible for this.
The pool can be heated for a fee and the spa can turn into a hot tub for a fee as well. Please review the pool & spa heater section of the house rules for more information.
Pool & Spa Heater
Our pool is equipped with a pool and spa heater. We do charge an additional fee for the heater as it substantially increases the electric bill. Please reach out to the host for more information on pricing. Once a price is agreed upon and paid for the pool heater will be allowed for use. Please keep in mind we will charge you a daily rate from the beginning to the end of your entire stay. Please notify us in advance if you plan to use the pool heater. The pool heater does take about 1 degree per hour to heat up. The spa still takes time to heat up but can be much quicker as it is a smaller body of water. (**Heater will be available by December 11th or sooner**)
Smoking
There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or rocks & PLEASE CLOSE ALL DOORS) or outside of the home. Any burn marks on outdoor furniture or evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will cause for an automatic smoke remediation fee of $1000.
Children’s Safety
Children are always welcome! After all, we have our own offspring! However, please keep your children safe. Our home is not childproofed. There is no pool barrier and we do not recommend using the spa for children.
Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. We want all of our guests to enjoy our patio without stepping on any unwanted surprises.
Please ensure that your pets are never left unattended outside even if the gate is locked. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund.
Trash
All trash is to be bagged and put in waste bins provided near the front entryway. The black bin is for all trash and the blue bin is for recycling. Please do not overfill trash in either of the bins. This can be easily avoidable by moving the bins to the street the night before/morning of trash pick-up. Trash days are Wednesdays & Saturdays while recycling is Wednesday only. If you are staying on these days, we ask that you PLEASE bring out the trash bins to the street to be collected. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. Any excess trash, waste, or any other mess resulting in additional cleaning will be charged an additional cleaning fee of $300.
Inspections
While we respect the privacy of our guests, we maintain that we have the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. We do this in the event that any guests are in violation of our house rules or in the event that we need to send out someone to tend to immediate home repairs. Should any guests violate any of the terms of this agreement, the reservation will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of their stay. The tenants shall vacate the premises at the expiration time and date of this agreement.
A/C system
Our unit is controlled by Google Nest. It can be controlled directly from the device or remotely by us. Google Nest also learns as it goes! This means, based on prior usage, it may begin to assume preferences. Please keep the a/c levels at appropriate temperatures throughout your stay and keep doors and windows closed while in operation as humidity accumulation can cause freezing of units and disfunction. If you have a desired temperature that you would like the house at prior to checking in, feel free to message us and we will do our best to accommodate your preference.
Internet/Cable
There is no Cable TV, however we do have high-speed internet throughout the house and each TV is set up with the most common streaming apps. No refunds shall be given for outages, content, lack of content, or personal preference with regards to the Wifi.
Lost and Found
Oh no! You left something behind? We’ve been there! Valuable items left behind by guests will be held for the guest and every reasonable effort will be made to contact the guest for the return. After 6 months - items not claimed/retrieved, will be considered forfeited.
Fireworks
All guests agree that there will be absolutely NO USE of fireworks or any other explosives anywhere near the property.
Home Use
All guests shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc, shall cause termination of the agreement with no refund of stay or deposits.
BBQ Grill
Any guests who plan to use our BBQ grill are welcome to do so, but please only use it if you are familiar with gas grills. Before & after each use, please turn on & off the gas/grill. Please turn on the vent fan while the grill is in use. In order to minimize a messy clean up, we ask that guests use foil and clean up the grill after use by using the grill cleaner formula provided and pouring out the drip pan. We don’t want to have grease as a fire hazard. Fire extinguisher is located in the kitchen, under the sink. The grill is clean and we’d like everyone to experience it that way! Any excess cleaning will result in additional cleaning fees.
We cannot stress this enough! Our cleaners will charge us for additional cleaning, and we will in turn charge you.
No Daily Maid Service
While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee. Due to the Covid-19 Pandemic, we have been experiencing shortages of basic toiletries. We thank you for your patience and understanding in the meantime.
False Reservations
Any reservation obtained under false pretense will be subject to cancellation and forfeiture of advance payment and the guests will not be permitted to check in to the property.
Repairs and Replacements
It is the guest’s responsibility to immediately notify us of any issues that they incur during their stay so that repairs and or replacement may be promptly taken care of to the best of our ability.
We are not responsible for any occurrences over which we have no immediate control. These inconveniences may be but are not limited to, the following :
weather conditions, power outages, adverse weather or road conditions, or breakage of non-essential appliances, including, but not limited to, dishwasher, grill, pool heater, spa, washer, dryer, and internet.
*No rebate or discounts will be provided if there is a mechanical failure of any non-essential appliances, including but not limited to, the washer and dryer, pool heater, spa, dishwasher, and BBQ grill.
Broken items
If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We really appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will result in a fee equal to the item’s 150% replacement value.
Laundry
Feel free to use the laundry machines as needed. For your convenience, we have tide pods available for purchase at $1.92 each. Use as many as you need and we will charge you for each one used after checking out.
Wash and dry a load of all used towels as well as kitchen linens such as mittens and kitchen towels prior to checking out. You will not be charged for the tide pods that are used for that load of towels. (2)
If you need to place the cleaned towels somewhere please use our laundry bins.
Movie Entertainment Package
Inside the entertainment console located in the living room, you'll find a clear lock box that requires a code to unlock. Inside you'll find (3-4)movie theatres candies, (2)popcorn bags(to hold), (2)sodas, (2)bags of popcorn. These items are for an additional fee of $24.99. The items will vary in size, type, and quantity. Should you wish to enjoy this item, please reach out and we will provide you with the lock combination. You will be charged after your stay.

Dishes
Please load the dishwasher prior to checking out if you have used any dishes. You will find dishwasher capsules under the kitchen sink. Feel free to run the dishwasher during your stay if needed. Please do not put plastic dishes in the dishwasher as they will melt in the heat.
Once again, we appreciate your compliance with these rules. We know this has been a mouthful. We aim to provide our guests with the best experience possible during their stay. In order to do so, we have these rules, and we really appreciate your cooperation in helping us share our beautiful home.
