HOUSE RULES Thank you for booking our property. We hope you have a wonderful stay. Please don't hesitate to contact us at any time if there is anything we can do to insure you have the best possible experience. For the enjoyment and safety of all our guests and neighbors we kindly ask that all Guests adhere to the following basic House Rules: I. SHOES We kindly ask that all Guests remove their shoes while inside the Property. There is a convenient location on the landing inside the front door where they can be left. We ask this partly because the floors and the woodwork were just renovated. While they are entirely usable we are told that the various sealers may take longer to completely "cure" therefore rendering the floors more easy to damage / scratch during this time. II. FURNITURE ARRANGEMENT Please keep all indoor furniture in it’s current place. Indoor furniture is not to be re-arranged. Moving furniture on the newly renovated "uncured" floors will damage the floors. The furniture is also carefully located to accommodate a visually impaired occupant who relies on its precise current location. III. UNAUTHORIZED GUESTS For the safety and security of all our authorized Guests our insurance provider prohibits us form allowing unauthorized guests on the premises. If you wish to add additional guests to the booking please contact us ASAP. We will do what we can to assist you to add an unauthorized guest to the booking. Each additional guest will be charged at the full base overnight rate. IV. PARTIES AND GATHERINGS In compliance our insurance requirements (see above) and for the safety and enjoyment of all our guests and neighbors, Parties, Gatherings, and Functions of any kind are strictly prohibited on the Airbnb property. V. NOISE Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties. Especially during "Quiet Hours" of 11pm – 8am, and upon arrival and departure of the property. Any disturbance triggering a visit by police will require guests to forfeit the remainder of their stay and immediately vacate the property with no refund. VI. ILLEGAL SUBSTANCES Illegal substances are strictly prohibited and grounds for immediate eviction from the Property. You, your Guests and any Visitors, agree that any drug use on the Property, or use of the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate removal from the Property without refund. The primary Guest will be liable for any and all costs incurred by Host and no refund will be provided for the remaining balance of the stay. VII. KEYS: On checkout please leave the keys on the kitchen counter inside the house. The Common Key and Garage Door Opener are both "Specialty Security Keys" and cannot be replaced unless purchased solely through our BC. They are therefore relatively expensive costing approximately $175 EACH to replace. As we will need them immediately upon checkout for our next guest, keys not returned upon checkout will incur a replacement fee of $350. VIII. PETS Strictly no pets. X. THIS RULE IS A MUST Have fun and enjoy your stay! ADDENDUM / DISCLOSURES 1. As mentioned upon booking, indicated under "Listed Amenities," and stated under "Additional Information" the following items are currently being serviced and are not available for use by the Guest: A. Dishwasher B. UPSTAIRS EN SUITE SHOWER The upstairs En-suite Bathroom's shower is temporarily unusable pending repair of a burst pipe from an adjoining neighbors property. The rest of the bathroom may be used and Guests may of course also use the shower in the main bathroom downstairs. D. MIRRORS Several mirrors have temporarily been removed from the wall and placed at floor level to allow them to properly dry following the water damage caused by a burst pipe in the adjoining property as mentioned above. To compensate our Guests for any possible inconvenience, a generous, deeply discounted price has been temporarily applied to this listing. The Host will not be held Liable for not supplying these items. 2. The Bed in the third bedroom is currently a double sized sofa bed. If you would like an additional bed we will do our best to accommodate you. 3. POOL We note that all "Pool" related amenities are located off site at 4 College St (a short distance from the House) and are part of the "Cook and Phillip Park Pool." They are accessible from 6am to 8pm. 4. PHOTOGRAPHS While all attempts are made to ensure accuracy throughout all photographs and descriptions, there may be some differences, particularity with furnishings. We occasionally make changes to furnishings pursuant to Guest requests in a bid to improve the listing. Some photos may therefore not yet fully represent such changes. While all attempts to correct any inaccuracy will be made, the Host will in no way be held liable for such inconsistencies. 5. LARGER GROUP STAYS Bookings for groups larger than 6 Guests require the written permission of the host.
