The building is on a production friendly street adjacent to Washington Square Park. The homeowners are artists and are constantly adapting the space to share with other creatives tweaking it with film friendly additions. The space is a true directors dream. XL curbside elevator available that opens to entire floor of the building with stylish yet flexible furnishing offering plenty of open space and room for creative set dressing. The Loft is extremely quiet. It is the entire floor, and the south side (open living room) faces onto a private alley and is whisper quiet. The South side also offers tremendous natural "controlled" light, making it perfect for shooting interviews. This historic beauty was built in 1870 but your Art Director can turn it into any period since then ;) Corinthian columns, 15 ft exposed beam ceilings, hardwood floors, beautiful brick walls, decorative fireplace, open chef's kitchen. Walk-in closets and green room featuring a vanity with stage lights and professional steamer. The space is truly enormous. This sunny loft is the only true loft of its kind north of Houston St in SOHO. (A SOHO style loft, though located in South Greenwich Village.) It was built in 1870 as a canning factory, later it was used as a repair facility for fire trucks, and finally it became headquarters of the Gay and Lesbian Liberation Front. Home to celebrities and artists over the years including acclaimed Argentinian painter Ronaldo de Juan. The loft’s roots are reflected in the grand 15’ wooden beam ceilings, hardwood floors, and exposed brick walls. The Loft’s interior is a combination of avant-garde early 70s architects and a modern renovation in 2017. The extraordinarily high wood beam ceilings lend grandeur to its principle layout—two enormous open spaces—one to the north and one to the south against a silent alleyway. Most the of the apartment exists on the south side which features walk-in closets, two bathrooms, a fully loaded, open-design chef’s kitchen, library/reading nook, dining area, and a TV lounge. The North side is a dedicated open office featuring several desks and a giant conference room table. Perfect for meetings, corporate events and brainstorm sessions. Alternatively, the conference table can easily be moved aside for an open space. Additional costs: - Please look through the drop-down menu of add-ons to see if any apply for your shoots needs (i.e. elevator, additional private space, use of continuous lighting, overnight storage, etc. - No fee for site rep - Undisclosed attendee penalty *We require all bookings to put down a Security Deposit (3-5x hourly fee per day). This Security Deposit is held separately via ACH or direct transfer (Venmo or Zelle) and will be returned within 3-7 business days assuming no damages occurred during your shoot. For large productions, a custom Security Deposit is required. Bookings where alcohol is being served may incur a higher security deposit. The hourly base rate increases as your head count increases, the automated tiers reflect our minimums, pricing is custom for all bookings, an *exact* headcount is required prior to finalizing the booking. Someone will be on site to orient you in the space and also to verify headcount and that all rules are followed. If the total headcount exceeds the booking, the booking will be adjusted and overages will be applied. The total headcount accounts for everyone using the premises for the booking throughout the day, not the total number of people in the space at one time. We have a 5 hour minimum. The best way to plan to avoid overages like OT is to schedule yourself for a longer day even if you do not anticipate needing the full amount of time. We also advise that you give yourself some wiggle room with the total headcount even if you do not expect additional people on set when finalizing the booking. Please be mindful of the time booked, no early access. Large impact network/commercial filming will require a customized pricing for final quote. Productions requiring prep days/ setting up gear and leaving it in The Loft as a built set overnight(s) will receive custom pricing for this use of of the space as an overnight rental. Tech scouts are not included. Location: Same block as MTA subway hub station W 4th st., which provides access to all major subway lines and a short walk to the 1 train all providing quick access to every part of Manhattan, Brooklyn, and very short walk to the PATH train for those coming from NJ. Order lunch from all of the best restaurants in the immediate neighborhood. A private roof terrace provides breathtaking views of the city. The Loft is on the 2nd floor with an industrial key entry elevator that opens directly into the apartment available for load-in/ load-out only. All other access is via a private entrance up one flight of stairs. There is a long spacious hallway perfect for equipment staging. We have a projector, sound system, large closets, steamer, iron and hair dryer available for use. Comfortable seating available for many people. Our dreamy downtown New York City loft is the perfect space to create! Perfect for interviews, photo/film shoots, showrooms, and off-site work related events. Use of bedrooms is not included in base rate and available to be reserved separately. The base rate includes access to the main living spaces included in sq footage. (Large open office, main living room, dining area, kitchen, TV lounge, (with red couch) bathrooms, large hallways. Please note for production bookings a film friendly site rep will be available either on-site or nearby for the duration of your shoot to ensure a seamless experience. When you arrive our on-site assistant will check you in, assist in unloading equipment providing elevator access if booked and can be available in case you need assistance with decor, furniture rearrangement and additional support. There is a parking garage RIGHT NEXT DOOR, there is also a hardware store across the street and a CVS nearby for last minute practical needs.

Cancellation Policy

Standard 30 day

Guests may cancel their Booking until 30 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 30 days and 7 days before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Cancellations submitted less than 7 days before the Event start time are not refundable. Learn more

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
