***YOU MUST LEAVE THE UNIT IN THE EXACT SAME CONDITION YOU FOUND IT IN, AND FOLLOW ALL RULES OUTLINED BELOW, TO AVOID ADDITIONAL FEES OR PENALTIES***
• CLEANING •
To keep our space accessible and affordable, we do not charge a standard cleaning fee. Instead, we rely on our guests to maintain the space and return it to its original condition at the end of their session. If the space is left unclean or disorganized, a $65 cleaning fee will be applied. To avoid this charge, please ensure all surfaces are wiped down and everything is put back in place before you leave.
Do not use nails, screws, staples, or any items that may create holes in the walls, as this will be considered damage to the space. Additionally, gaffer's tape, duct tape, and gorilla tape are strictly prohibited on any surfaces — only painter’s tape may be used for securing backdrop paper. The use of glitter, confetti, dry color, oil, liquid, chalk, dirt, soil, sand, rocks, organic/natural, or similar materials is not allowed, and violations will result in a $500 deep cleaning fee. Failure to restore the space to its original condition will incur additional cleaning charges.
• OVERTIME •
Overtime will be charged in half-hour increments at a rate of 1.5x the standard hourly rate for the space, including any time before or after your confirmed booking. Setup and teardown time must be included in your reservation, as we do not offer free time for these activities. Equipment is not set up for guests prior to the start of their shoot. At the end of your reservation, all personal belongings must be removed from the space, or you will incur an overage charge. If your overtime overlaps with the next reservation, the charge will increase to 2x the hourly rate due to scheduling conflicts.
• GENERAL •
Furniture and amenities may be rearranged within the unit but must remain inside the building and be returned to their original positions. By confirming this booking, you acknowledge that the unit is not soundproof and that a dog daycare is located next door. Any damages incurred will result in an additional charge based on repair costs. Standing on tables, chairs, or any objects not designed for standing is strictly prohibited, and individuals assume full responsibility for any injuries caused by disregarding this rule. Cooking of any kind, including frying, grilling, or open flames, is prohibited both inside and outside the building. Smoking, including marijuana, is strictly forbidden inside and at the front of the building, with $250 fines imposed for violations. Alcohol consumption is only permitted with the purchase of the "Alcohol Corkage Fee" add-on; otherwise, a $250 penalty applies. Underage drinking is not allowed. Animals are only permitted with a "Pet or Animal Fee" add-on; unauthorized animals will result in a $65 fee plus a $150 penalty. The use of glitter, confetti, dry color, oil, liquid, chalk, dirt, sand, rocks, or similar materials is strictly prohibited and will result in a $500 deep cleaning fee.
• RESCHEDULING •
If you need to shorten the length of your reservation, this must be done within the first 24 hours of your booking confirmation for us to accommodate this change. If you need to reschedule your project at least 7 days in advance and have only booked one day in the studio, we are happy to accommodate a complimentary adjustment to your reservation. If you need to reschedule within 7-2 days of your booking date and only reserved one day in the studio, you will need to pay our “Rescheduling Fee” (weekdays and weekends have different rescheduling fees) that is shown in our studio add-on’s. We cannot accommodate reservation date or time changes the day before or the day of your booking. Rescheduling must be made for a date within 30 days of the originally confirmed shoot date. Clients are not permitted to reschedule their shoot more than 3 times. Shoots that are originally scheduled for the current calendar year are not permitted to be rescheduled for future calendar years. If you have reserved the studio for a multitude of days and need to reschedule, please send us a message to coordinate, as you may have to pay one rescheduling fee for every day that you need to adjust. For any reason, it is up to our team's discretion to determine if your team or crew is no longer eligible to reschedule a shoot date.
• QUIET ENJOYMENT •
In order for us to be able to provide a wonderful space for everyone to use, it is important that the other tenants in this building are respected through their legal right to quiet enjoyment within the building. This means that absolutely NO loud music with bass that could shake the building, no live bands, and no sound or DJ equipment may be brought into the space to be used. Bluetooth speakers that fit on a table top are permitted if the music playing from them is at a reasonable level. Additionally, if we receive a complaint about loud noise from one of the commercial or residential tenants, the sound must get quiet or your booking will have to end.
• INSURANCE •
Depending on the scale and aspects of your project and the size of the crew, it is up to our discretion to determine whether or not it is necessary to provide proof of insurance. Proof of insurance is mandatory for all union projects within the space, as well as for equipment rentals. We are not liable for any loss or injury to yourself, your guests, or your property while in the space. By agreeing to our space rules, you confirm that as the renter, it is your responsibility to maintain the safety of everything and everyone while inside the unit.
• CHECK OUT •
Pick up any dropped, left out, or left behind items that you may have brought into the space. This includes water bottles, clothing tags, hangers, tape on the floor, etc. Take out your trash and recycling to the trash bins behind the building and lock the door when you are finished. Put the folding tables and chairs back in their original space. If the curtains were opened, the must all be closed again before your departure. Make sure that all of the lights have been turned off in the unit and press "RUN" on the thermostat to reset the temperature in the space again. When exiting, lock the door and double check to make sure the key has been put back into the original lockbox; you will be charged with an additional fee of $250 if the unit is not locked.
