We designed and built our state-of-the-art dance, fitness, event/performance facility with in-house Cafe between April and September, 2022. • Our facility is in a stand-alone 9,200 SF building within a larger 55,000 SF retail complex located in Central Westport, CT • Convenient access to I-95, U.S. Hwy 1/Post Road, Metro North and various upscale amenities • Large vehicle access with ample parking tucked back around the building (set back off of U.S. Hwy 1/Post Road) Our building is split between 2 floors - the upper level includes: • 2 Dance/Fitness Studios (1000 and 800 SF) • Open Lounge areas with seating, LCD flat panel monitor • In-house Cafe counter with bistro-style seating licensed to serve pre-prepared food (opens out to large exterior patio) • Private Office with reception window, adjoining Conference Room and tastefully designed Private Bathroom with shower • Multi-Use Restrooms Our lower level consists of: • 2 additional Dance/Fitness Studios (525 and 1250 SF - the larger also outfitted as a Black Box Theater style performance space) • Hallway Lounge area with seating • Separate Private Lounge with refrigerator, microwave, seating and LCD flat panel monitor • 2 Changing Rooms with lockers and make-up mirror/lighting • Additional Multi-Use Restrooms All 4 Dance/Fitness Studios are equipped with: • Harlequin sprung flooring with Harlequin Cascade Marley • Full mirrored wall • 65” LCD flat panel monitor • Streaming audio and video capabilities (via both Bluetooth and AirPlay) • Dimmable overhead LED lighting and wall sconce lighting (on separate circuits) • Remote controlled shades (in the 3 of the 4 studios with exterior windows) • Video cameras and laptops can be provided for live broadcast streams if requested The Black Box Theater Studio contains additional fixtures that include: • Spray acoustical insulation throughout the ceiling for sound isolation • Larger PA speakers for pro-grade audio • Retractable black curtain (on roller track) to cover mirrored wall if/when necessary • Portable/storable seating • Full-spectrum LED front and side performance lighting with controlers Misc amenities include: • All new interior fixtures and furnishings • High speed Internet with signal boosters throughout the facility • Security cameras in the common areas and on exterior exits for safety • Programmable automated/electronic access • Automated thermostats for optimal temperature schedules (so the space being used is conditioned as requested upon entry) • Expansive windows in all studios (except the Theater) and open Waiting/Lounge areas (which also include skylights) allowing an abundance of natural light • Outdoor patios accessible from inside our building (via the Cafe and Studio A) and via exterior stairs and ramp Hourly rates assume use of full 9,200 SF as part of rental agreement. Inquiries pertaining to limited use of specific areas within the facility for proportionate hourly rates are welcome for discussion.
