Professional Film Studio with Multiple Film Sets

We currently have the windows blocked out for filming. If you would like to film with natural light, please let us know in advance so we can remove the blackout of the windows.

Our space has some soundproofing including rugs, moveable set walls, sound sound panels on the walls, curtains, etc. Our AC/Heating Unit has a remote and can be turned on and off at any time. The street sounds are usually very minimal, it is not a busy street, however we have no control over the outside noises of course and can make no guarantees. We have some neighbors on our hall during the week, but they are all very quiet and there are not in the building 90% of most weekends.

Elevator, Stairs, Freight Elevator

We do have a Freight Elevator, however it needs to be booked in advance and if you need it on the weekend, it is an extra cost. The passenger elevator is very large, not often crowded, and is usually sufficient for most shoots.

You may only shoot inside our space. Anything inside our space is approved for shooting, but there is not shooting in public areas such as hallways, elevators, etc.

The circuit breaker is right in the space near the front door and easily accessible. We have plenty of power outlets all around the space and plenty of power. We also have several extension cords that you can use.

- No drinking or eating allowed inside the space - No alcohol allowed - No loud music - No nudity - No unplugging the wi-fi or the security camera - Please note: we allow up to 9 people in our space; if more than 9 people show up you will be charged an additional fee of $30/hr. We allow a max of 15 people in our studio. If there's more than 15 people at one time we will ask to reduce the amount of people in our studio - Please Note: Hospital Set Use is an additional charge of $30/hr and is not included into the regular booking fee (hospital set can not be booked separately) - Be respectful to all neighbors - Anything inside the space including our sets, set walls, set dressing, furniture, etc can ONLY be moved and set up by our staff who will be on-site during your booking. You are not allowed to move or change anything without the prior consent of our staff - Pictures and/or paintings may NOT be removed from the walls unless specifically approved before the start of your booking. ONLY our staff is allowed to move or change these elements - Anything moved or changed during the shoot including sets, walls, furniture, set dressing, equipment, etc, you must be put back to their original state before the end of your booking - You must follow the instructions of our space manager who will be there during your booking at all times - Remove any garbage that you create or bring into the space upon exit - Filming is not allowed anywhere on the premises or common spaces except for inside our space itself - Any hours booked past 8 pm EST will be charged at an overtime rate of 1.5x the normal rate - If you book additional packages with us like our lighting package or make-up and hair services, full payment must be made before the start of your booking

Only our staff can move furniture or sets. Our staff will be on site to help move anything needed.
