We want our guests to feel at home and enjoy the place & amenities to the fullest but all we ask is that you please treat the rental with care and respect just like you would in your own home. No Smoking inside, No Parties, No Loud Music/Excessive Noise/illegal activities, etc. Such behaviors will not be tolerated and can lead to cancellation without a refund. Be cool 😎 • #1 rule of the house is to please clean-up after yourself, have common sense and treat the place with care and respect like if it was your own. • Kindly respect a courtesy quiet hours from 9pm-9am for our neighbors. • Fort Lauderdale ordinance forbids certain noise levels after 10:00 PM. • Commercial Shoots/Filming start at $500, must be approved beforehand. • Even though we are an event friendly space. Any Weddings, Birthdays, Baby Showers, Gender Revels, Bat Mitzvah, Corporate Events, Filming, Shoots, Networking Mixers and/or any other event must be planned with us in advance. (Event fee required). If you attempt to throw an unapproved event you will be shut down and removed without a refund. • Strictly No Smoking, No open flames or candles of any kind are allowed inside. If you must smoke please be respectful and do so out front outside the gate and most importantly pick up after yourself. • Please no pets on the beds or furniture. $150 pet fee is in a case by case basis which must be disclosed prior to booking. (county & insurance has some breed restrictions). Must pick up after pet. (Doggy bags provided). • No mail or packages allowed. (If you need to receive any items, please ask first.) • Only guests who are on the original booking are allowed stay overnight, this is strictly enforced by our insurance policy & occupancy laws. • As the booking guest, you are fully responsible for any harm, damage and/or unaccounted items caused by anyone accessing the property during stay. • Please try to not leave lights/TVs/fans on if you're not home or using them. • Please do NOT run the A/C with the windows or doors open. Try not to leave the A/C at unreasonably low temperatures especially while not home because the unit can freeze up and if there is any issue whatsoever during your stay please communicate with us, we’re available to you during your stay to help resolve any situation. • Unplugging security cameras, modules & Wifi equipment is violation of our insurance policy and can lead to cancellation of stay. • The minimum age for renters is 25 years of age unless pre approved. Local renters must message us prior for approval. • The reservation must list the exact number of guests. Maximum occupancy is 14 adults and 11 children under 13. Be mindful that exceeding maximum occupancy will result in immediate dismissal, and no refund will be given. • Approved pets are welcome; however, a non-refundable $150 per pet fee shall apply. • The property includes a camera at the exterior for security and insurance purposes and Noise Aware sound level monitoring system. • Guests use kayaks, bikes, paddle boards, pool toys, pool, pool equipment, docks, dock ladders and any other items at their own risk. Any swimming in pools or any water in or around the property is at your own risk. The City of Fort Lauderdale requires that Sec. 15-278 be disclosed for vacation rental standards, rules and regulations: 1. Maximum occupancy in the rental unit shall be strictly enforced. There shall be only two persons per bedroom room staying on the property. This means no additional guests are staying on couches or air mattresses. 2. Parking, vehicles must be parked in designated spots in driveway. (7 free spots) No off-street parking or in neighbors driveways, swells or lawn is permitted. If in doubt, the info book has photos of these locations. Extra paid parking is available in the lot right across for additional cars. 3. Trash and Recycle days can be found in the information book and in the App. Bins shall remain in set location until appropriate pickup days. 4. Noise - Audible loud noise (i.e., music, socializing and the like) is not permitted 25 feet from the property line between the hours of 10 pm and 7 am daily and more than fifty feet 7 am to 10 pm. Should Management be called out due to a noise complaint, a $500.00 fine will be imposed and charged. 5. It is the responsibility of all guests to be mindful of swimming pools, hot tubs, and waterways. Be mindful to watch toddlers infants and children. Pool and Water Safety is YOUR responsibility. 6. Any guests or visitors associated with guests in the rental unit is required and expected to follow all rules and regulations. Anyone in violation of these rules and regulations will result in immediate removal from the property without a refund. Any citations or fines for violation will also be at your guest's expense.
