1. Do not use the premises for any illegal activity.
2. Bookings within 10 days, must present a copy of a valid government approved ID to the owner.
3. All locals, church groups, and athletic teams must contact owner and disclose purpose and exact head count before booking. Guest may be subject to additional cleaning fees and/or security deposit before booking.
4. This is a self-check-in property. You agree that you are willing and able to follow the instructions you are being provided through either the House Manual or Check-In Guide. You agree you will not contact outlets your host prior to reading the House Manual.
5. Check-In: 4 pm and Check-Out: 11 am, firm. Early and/or late check out may be available at an additional cost.
6. No extra guests exceeding the original reservation amount without written permission from owner. Children, infants, teens, and seniors are included in final numbers. It is the responsibility to notify management the names and head count of all guests staying at the property no later than 48 hours prior to check-in.
7. Pet (dogs only) are permitted for an additional fee. Inquire for rules and fees on pets. Failure to notify management about your pet(s), will result in a minimum of $100 fine per pet and additional fees if applicable. Renter is responsible for all pet damage and/or accidents.
8. No parties, weddings, birthdays, intimate engagements, or any other gatherings without prior consent.
9. Quiet hours are enforced between 9pm-7am. These are strictly enforced by our security team. Our properties are in upper middle-class HOA residential neighborhoods. When coming or going during quiet areas, please respect the neighbors. Yelling, fighting, being excessively loud, ect. all fit under the neighborhood nuisance ordinance and could result in fines and immediate evictions. Please respect the neighborhood and neighbors. More information below.
10. If at any time first responders are called to property do to disturbances, bad behavior, excessive noise, or ect. , you will be immediately evicted and you forfeit the rest of your stay without a refund.
11. Zero smoking or drugs policy inside the unit. Smoking must be done outside, away from exterior doors and windows. Indoor smoking will result in a minimum fee of $500 for additional sanitation.
12. No eating or drinking in the bedrooms.
13. Dishes must be cleaned and returned prior to check-out.
14. Guest must dispose of the garbage in the exterior trash prior to check-out.
15. No commercial photography or filming on the property without consent.
16. No refunds outside of the booking cancellation agreement. Travel insurance is available through multiple and is the renter’s responsibility to research and purchase this if desired.
17. Guest is responsible for cleaning up of all biohazard (ie. bodily fluids) from both pets and humans. Failure to do so will result in a minimum fee of $200.
18. Park in the driveways only. There is no street parking without prior HOA approval. Lock all vehicles and/or trailers. Owner is not responsible for break-ins, theft, or damage. Parking in front of the neighbor’s house may result in vehicles being towed. If you or your guest's vehicle is towed, it is your responsibility to locate it, pay any impound fees and retrieve it.
19. No refunds outside of the booking cancellation agreement. Travel insurance is available through multiple outlets and is the renter’s responsibility to research and purchase this if desired.
20. Upon arrival, if there is any damage to the property, it is the guest’s responsibility to notify the host within 4 hours of arrival or the guest may be subject to the damage and/or replacement of items.
21. The return of all pieces to the board games, puzzles, and other game-like items is the responsibility of the renter.
22. Guest will not disconnect the smart hub, cameras, nor noise monitoring devices while on the property. If one or more of these devices are disconnected the owner may send a representative to the property to restore service. If the guest has intentionally unplugged or tampered with these units, they will be charged a re-connection service fee of $75. If it happens a second time or the guest refuses the representative entrance to the property, the guests’ reservation with be terminated with zero refunds.
23. It is the renting parties sole responsibility to insure that all guests behave in a responsible manner. Any damage done to the property is the responsibility of the renting party. Any injuries that occur on the property are the responsibility of the renting party and the owners will not be held liable.

This section is only for Nevada Locals, Nevada Area Code Phone Number, New Platform Guests, Guests Without Prior Positive Host Reviews, and All Guests Under 30 years of age
1. There is no instant booking allowed. All bookings must be cleared with the owner prior to booking.
2. You must provide all guests names and ages, 24 hours prior to arrival.
3. NEW AS OF JANUARY 1, 2022. Per the N. Las Vegas fire chief, our maximum occupancy for this property is 20 people. No outside guests allowed without owner’s approval. Just notify the owner through this platform, and as long as the total number of guests are below 20, I'll approve it, no problem. All guests must leave by 9 pm. This is strictly to prevent a party atmosphere.
4. Any outside guests enter the property without approval or over the 20 guest maximum, you will be charged $100 per guests.
5. No more than 4 cars on the in the driveway. Street parking without prior approval from the HOA is subject to immediate towing without notification. Please let owner know if you are going to have additional cars on the street so that they can be approved prior to your arrival.
5. Copy of a valid ID that matches the renting party must be sent to the owner prior to codes being released.
6. No outside music.
7. No outside noise after sundown.
8. No speeding through the neighborhood, playing loud music throughout the neighborhood, nor making excessive noise while driving. Be respectful of other homeowners.
9. The outside of the house is under 24- hour surveillance. Las Vegas guests will be monitored very closely by our security team to ensure that no parties nor neighbor disruptions occur.
10. Absolutely no smoking inside the house of any kind.
11. All locals will submit a separate deposit outside of Airbnb to the owner via an outside app. The deposit will be $500 and will be refunded within 24 hours after your stay, once we verify we have no neighborhood disturbances and our rules have been followed. This will also cover any damages that may occur during your stay.
12. You must submit in writing via this platform that you’ve read all the rules and you will abide with all the rules. Codes will not be released until you have verified that you’ve read and understand all rules.

PARTY AND NUISANCE BAN INFORMATION The City of North Las Vegas, The City of Las Vegas, City of Henderson, all HOA's, and all vacation rental owners have a strict ban against house parties and nuisance parties. The ban includes “open invite” events that are advertised on social media, by friends, ect. If the reserving party at any time exceed the head count given prior to their gathering (for this property it's 20 people max), they are in direct violation of our agreement and may be asked that all guests staying or visiting to leave the property immediately. The renting party will surrender 100% of the remainder of their booking, their entire deposit, possible additional fees for cleaning and repairs, and a claim will be made against their stay on the booking site.
CAMERA NOTES: We do have outside security cameras on the premises. We do not have any cameras or any kind inside the house. We never monitor our guests unless there is a possible violation concern.
Any fines we receive the city, county, or HOA, will be sole responsibility of the reserving party. If needed, a claim in court will be filed against the reserving party.
All guests under 18 years old must stay on the property during quiet hours. There is no roaming the neighbor, yelling, loitering, mischief activity, playing in the streets or yards, harassing animals and neighbors, or nuisance activity permitted. Failure to control adolescent guests, is a breach in the nuisance ban and is subject to evictions.
By booking with us, if you and your group is in direct violation, you allow the owner, his representatives, and any law enforcement to enter the property to remove all parties (both staying and visiting). At that time, bookings will be immediately terminated, and the renter will be responsible for all damage to property. When there is an eviction or removal due to parties, exceeding guest counts, and/or nuisance, the renter is responsible for professional carpet cleaning of the property in the amount of $425.
The owners are not to be held liable to any injuries that occur during your reservation. It is your responsibility to insure that your guests behave in safe manner. If at any time you need clarification either before or during your stay, please contact the owner and he will clarify what is safe and/or unsafe.
