The Dream Center offers top-notch rental spaces tailored to meet all your event needs. The Dream Center is a versatile space centrally located in Loudoun County, just 15 minutes from Dulles Airport. This space is adaptable to your every meeting and event needs. Whether you need a setup for intimate, collaborative discussions or large group formal presentations, we've got you covered. Flexible Seating: With a variety of seating ranging from armchairs and sofas to banquet tables and chairs, the space can accommodate various groups and preferences. The space can be adapted for a small group, 75 for tables and chairs, and up to 150 for chairs only. This space can be as intimate or expanded as desired for your purpose. The kitchenette offers additional amenities to elevate your event. A full-size partition is available for break-out sessions or multiple meetings in the space. Flexible Rentals: Whether you need our meeting spaces for just an hour or an extended period, our flexible rental options allow you to customize your event duration. Modern Amenities: Enjoy the convenience of clean and well-maintained restroom facilities, ensuring that your event maintains a professional and comfortable atmosphere. Audio-Visual Excellence: Elevate your presentations with our premium audio-visual media usage. Our production administrator is available to assist, ensuring a seamless experience. Upgrade your event with state-of-the-art equipment for an additional charge. Adjacent Spaces: Need additional rooms for breakouts, child care, etc.? Smaller rooms are available for an additional charge. Event Support: A building attendant will be on hand for the duration of your event to assist with any additional needs. Someone is always available to help! Ample Parking: Say goodbye to parking woes! The Dream Center boasts ample parking spaces to accommodate all your attendees, making their arrival hassle-free and convenient. A certificate of insurance is required for businesses. OUR RATES Monday-Friday $150/hour (2 hour minimum). 9 am-5 pm Saturday-Sunday $250/hour (3 hour minimum). 9 am-5 pm Nights $250/hour (3-hour minimum) 5 pm-9 pm We offer a 10% discount for bookings over 8 hours. YOUR BOOKING Setup and breakdown should be factored into your booking hours; this includes any vendor’s time spent on-site. Your booked space will be available when your reservation starts, and you are expected to vacate completely by the end of your scheduled time. You are responsible for ensuring all guests and vendors vacate the property by the end of the reservation. ACCESSIBILITY This is a lower-level space with an available elevator. Handicap parking is available. OVERTIME The space must be vacated (including vendors and guests), and all items brought into the space must be removed by the end time of your booking reservation. Per Peerspace's policy, overtime will be billed in half-hour increments at a rate of 2 times our stated hourly rate. FOOD & BEVERAGE Outside food and beverages are allowed. Guests must notify the venue coordinator of any food, beverage, and equipment deliveries at least 24 hours prior to your booking start time. FURNITURE Furniture should be reserved at the time of booking; you can view a list of equipment we offer in our Add-Ons section (subject to availability). Please notify the venue coordinator of any changes to your requests no later than 48 hours prior to your rental block. Modifications to the setup once your reservation starts are subject to a $50 change fee, billed to the credit card on file with Peerspace. A/V Audio and two TV screens are available as an add-on including the operator. for an additional charge. PROHIBITED ACTIVITIES Excessive or unnecessary noises and/or activities that are a menace to the welfare and prosperity of the residents and businesses surrounding our venue are prohibited. Weapons, illegal drugs, and activities are prohibited. Alcohol is prohibited. Smoking is prohibited. No loitering. No nudity. The renter is responsible for ensuring all guests vacate the property by the end of the reservation. No glitter, confetti, or confetti balloons. Failure to comply will result in an additional $150 cleaning fee, billed to the credit card on file with Peerspace. CLEANING / DAMAGES Guests are expected to leave the space in the same condition as they found it. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time into your booking hours. Please take great care of our space. No nails, screws, staples, or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed.

Cancellation Policy

Flexible

Guests may cancel their Booking until 7 days before the event start time and will receive a full refund (including all Fees) of their Booking Price. Guests may cancel their Booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding Fees) of their Booking Price. Booking cancellations submitted less than 24 hours before the Event start time are not refundable. Learn more

All Bookings are subject to Peerspace’s Grace Period policy which provides a full refund for Bookings cancelled within 24 hours from receipt of a Booking Confirmation but no later than 48 hours prior to the Event start time.
