APPROVED GUESTS, USE, AND OCCUPANCY
- The premises are for the sole use as a personal vacation residence for the approved guest(s).
- Pool heating is an additional $250/day to heat the pool to 82 degrees and the heater is turned on 24 hours before your check in date and time. Spa heating is $100/day. If you opt for pool heating the spa is automatically included. Please note you will NOT be charged for the preheating and you can select specific dates for pool heating if needed.
- Approved guests are persons who will occupy the premises.
- Approved guests take full responsibility for all lost or broken items and any damages to the property of any kind as well as any injury sustained by themselves, any person in their party, or any other person on the premises with their knowledge and consent.
- The reserving guest is responsible for any guests that use the property during the term of their agreement.
- No unlawful activity or any other activity that constitutes a nuisance is permitted on the premise.
- All guests must be aware, agreeable, and consent to these rules. Hosts may ask for a guest-type list for the accompanying guest(s).
Guests may not exceed max occupancy for the property at any time.
If the premise is used, in any way, by more than the max allowed guests this shall constitute a material breach of this Agreement resulting in
1) Guest and all others may be required to immediately leave the premises and/or may be removed from the premises
2) Guest(s) forfeit their right to a refund of any monetary funds paid toward the stay, including security deposit.
CLEANING
- Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help.
- All trash must be thrown away before checkout. Trash cans are located on the south side of the home. Please keep all trash in containers to prevent animals and bugs from the area.
- All recycle must go inside the recycle bin
- Recyclable materials: Plastic, aluminum cans, glass bottles
- All cardboard boxes (pizza boxes, etc.) must be crushed, flattened, or broken down prior to placing them inside the recycle bin.
- All dishes are to be rinsed off, cleaned, and placed inside the dishwasher.
After the dishwasher is loaded, please start the wash

- For heavily soiled linens requiring vigorous cleansing treatment or deemed appropriate to be discarded, an additional cleaning/replacement fee will be charged.
NOISE
Noise shall be reduced or eliminated after hours. There is a dB meter located in the home which will alert the host if the sound pressure level is elevated during quiet hours.
Quiet hours are 10:00 PM - 8:00 AM
- NO PARTIES or gatherings with excessive noise.
- All activities shall be within the home or the back yard. Activities are not to be
held in the front, the exterior of the home in an effort to respect our
surrounding neighbors.
INDOOR
- Lights shall be turned off when leaving the premises.
- Please do not rearrange the furniture. Any furniture found to be moved will
result in additional charges.
- Smoking or vaping inside the home is NOT permitted.
BEDROOM
- Absolutely no food or drinks inside the bedroom, this will create stains and
unwanted issues for both the guest and host.
BATHROOM
- Do not use excess toilet paper as it will clog the toilet and drain.
- Do NOT flush baby wipes or any feminine products in the toilet.
KITCHEN
Do not use the island bar for beer pong.
OUTDOOR
SAFETY:
- Please use the pool/spa safely and at your own risk. There is no lifeguard on duty. Children under 14 must be accompanied by an adult in the pool/spa at all times. By booking the property, you agree to accept full liability and responsibility for any injuries you may receive when using the pool/spa. The spa and pool lighting will automatically turn off at 10:00 pm. Pool/spa use between 10pm-8am is prohibited.
- No diving allowed.
SURVEILLANCE:
For your safety, there are multiple security cameras on the premises. The location of the cameras are in these designated areas:
- Driveway
- Backyard
- Front Door
PARKING:
Driveway parking is able to accommodate 4 vehicles.
Street parking is available. However, guests are not to block neighbor's driveways.
SMOKING
Cigarette butts left outside of the main house will result in a $200 fine.
Please use an ashtray.
FIRES
Do not leave any fires unattended

Additional Pet Fee required of ($200 per pet) to accommodate a more vigorous cleaning for pets.

- Guests are to provide all necessary materials for their pets such as, but not limited to:

- Pets are to be kept in designated areas and are not permitted outside of the designated areas

- Pets are to be kept off of the furniture inside and outside of the home.
- Pet waste (Urine, feces) is to be cleaned/removed by your departure.
- The use of leashes while outside of the home, in the neighborhood/community is required at all times.
ADDITIONAL CONSIDERATIONS
Should any of your human guests be allergic to the pet(s) that will be accompanying you during your stay, a choice between the pet and allergic guest will have to be made as we will be unable to accommodate both simultaneously at this vacation rental.
