About the Space

*From now until March 31, enjoy a special rate to celebrate the start of spring!* Our one-of-one design loft is located in downtown Dallas and features a curation of art-centric furniture and objects, high ceilings, unparalleled skyline views, and huge panoramic windows that create the most beautiful direct and indirect light for creating your visuals. The living room, dining room, kitchen, and bathroom all were intentionally created to be shoot spaces, as well as to evoke the spirit of zen, wabi sabi, and minimalist design principles. This Northwest and Southwest facing corner unit loft is massive at 1650 square feet, and features architectural details such as concrete floors, columns, and historical windows. We also have stunning floor-to-ceiling off-white linen curtains that serve as a room divider to cover the kitchen area, and double as a textured seamless backdrop that can be opened or closed during shoots. Space has natural light

Lighting description

Casa Tei is a corner unit loft that features three massive sets of triple windows (basically two full walls of brick + window!) that provide panoramic natural light. Bright light streams into the space in the morning through early afternoon. There is direct light hitting the wall from about 12pm to 5:30pm, with golden hour approximately starting around 5pm and ending at 5:30pm. There are also blinds you can use to diffuse the natural light (not full blackout).

Space is not soundproof

Ambient noise description

While the unit is relatively quiet, you may hear neighbors, dogs, and city sounds. The AC has a low hum that you may hear. Most sounds are transient. We are not on a street that has car traffic. It is relatively tranquil for being so close to downtown.

Equipment loading description

Guests are able to enter at ground level through the front door. The building has a loading zone for guests with lots of gear or for handicap accessibility. Please coordinate with Ellen if you need this. We recommend having carts in order to bring heavy items to the elevator and up to the studio. Loading trucks need to be moved out of the area after unloading, as that parking lot is for residents only.

General Rules

CLEANLINESS 1. We enforce a NO-SHOE POLICY. Take off shoes or put on shoe covers upon entering our space. 2. ABSOLUTELY NO SHOES EVER ON ANY RUGS. You will be liable for all associated costs. 3. No glitter or confetti ever. 4. Please treat our space and decor with respect, and leave it clean for the next guest. FURNITURE 1. No moving of the large furniture (dining table, credenza, desk). 2. No gear on the dining table. 3. No sitting on tables. 4. No stepping on furniture (white curtains, couch, dining chairs). OFF-LIMITS 1. No entering off-limit personal areas (closets/bedroom). 2. No loitering in the hallways/building. 3. No full nudity or inappropriate content creation allowed. 4. We use surveillance cameras. We reserve the right to record and review footage to ensure that our rules are being followed. DAMAGES 1. Damages to backdrops, equipment, the space, or any property will be payable by the guest.

Furniture and decorations may be moved

We do not allow for heavy furniture pieces to be moved (dining table, credenza, desk). That said, most other furniture and objects can be moved and put back where you found them. Please check with Ellen if you are looking to change the furniture setup.

Security cameras and recording devices

We have four cameras that record video and audio: kitchen, living room/bedroom, and in each closet. (Please note that the closets are not part of your rental and are off-limits.) These cameras allow us to answer any questions and talk with guests, as well as to ensure that equipment and the space are being used properly.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced Health and Safety Measures

We take detailed steps to clean in between each guest, wiping down surfaces with disinfecting wipes and vacuuming floors.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.

The following equipment is provided for every guest:

Hand Sanitizer
Disposable gloves
Disinfecting wipes or spray and paper towels
