Space is very well lit by natural light coming through sixteen 4"x2" windows. The windows are frosted so the light is very well diffused, no lighting hot spots or harsh shadows in here! Space can be mostly blacked if desired, but must be requested before the rental.

Studio is very well insulated with r-48 insulation in the ceilings, r-16 insulated walls with extra thick drywall mean the ambient noise is very minimal in this space. Street nearby is very quiet. A/C and heating unit has an adjustable fan speed so if needed it can be whisper quiet while still providing comfortable temperatures.

Ground Floor

The two garage doors may be opened upon request for loading. Not recommended during extreme temperatures as most of the climate controlled air inside will be lost when they are opened. Walk in door on the opposite side of the studio is a double door so wider items can be brought in through that door with minimal temperature loss.

Standard electrical 110v outlets in the space. Three of the walls have a receptacle with 4 outlets on them.

- No smoking (including vaping) on property or inside the studio whatsoever. - Space is by default set up with the white backdrop. If you would like the black backdrop please let us know beforehand so it can be set up as only one backdrop color can be used during your rental. - Every rental is allocated one preset length of paper. If the paper is damaged during your rental and you need it extended, a fee of $5.25 per linear foot of additional paper will be charged. - Rental is for the indoor space only, all photography must take place inside, not outside on the property - Space must be left in the same condition it started in, any mess made by renter must be cleaned up by renter or an additional cleaning fee will be charged. - No liquids as props (champagne popping, water reflection portraits, steam, etc). Beverages allowed! - Please do not bring or consume food in the studio. - No powder of any kind, confetti is okay but must be cleaned up by renter - No flames of any kind, no smoke machines - No pets of any kind - Boudoir friendly. No graphic, obscene, aggressive or pornographic nudity or content creation allowed - You break or damage it, you buy it - Parking in driveway only, do not park on the street - Garage doors may not be opened by renter without permission of host - Projector is not for renter use - Rental start and end times are rigid. Your rental time ends when you pull out of the driveway. - Overtime is billed in half hour increments.

Please do not remove furniture from building. Existing furniture in the space may be moved around the space. If you want a piece of furniture removed please let us know beforehand and we will accomodate if possible. There are no existing wall decorations and nothing may be hung on the walls.
