There is a large parking lot in front of the building.

Large windows facing south meaning the studio is constantly getting light. Lighting can be controlled with transparent curtains and window blinds. Bright sunny day lighting: 8am-4pm: Direct window light, very bright, sunlight reflections Overcast lighting: soft and slightly moody light throughout the day.

Most of the time the studio and the surrounding units are fairly quiet but the building is not soundproofed. With this, please be mindful of other tenants in the building and DO NOT have loud music.

The storage and beauty studio.

The circuit breaker is located at the front of the space. Lights in the unit can be turned on with the light switch under the circuit breaker. There are a total of 20 outlets. 8 outlets are located under the paper backdrops, 8 are located behind the white light-proof curtains, and the remaining 4 are located at the wall with the wall moldings.

What is allowed? · Food and non-alcoholic drinks (please clean up after yourself) · Pets (Must be on a leash when not being photographed & cleaned up afterwards) · Non-harmful, chemical-free, and non-flammable props What is not allowed? · Glitter · Confetti · Smoking/Smoke bombs · Flammable items · Alcohol · Dangerous weapons (knives, guns, etc.) · Outside shoes (Second pair or clean shoes must be used in the studio) The suite consists of a 1264 sq ft photo studio & 304 sq ft beauty studio called Beautylisway. Renter/Client will only have access to the photo studio. Renter/Client is prohibited to enter Beautylisway unless they have a makeup or hair appointment. Renter/Client will be asked to be respectful at any time Beautylisway has clients. Renter/Client understands that the storage area and Beautylisway are restricted areas and must not be used as a changing room. If violated, a fee of $50 will be assessed. Renter/Client agrees that the time scheduled will include arriving on time, setting up, and cleaning up. A fee of $100 will apply if the Renter/Client goes over their booked time. Although we do not require the Renter/Client to have insurance, it is strongly advised. We are not responsible for any injuries or accidents that occur at the time of booking or during the booked session. Adults or parents MUST always look after their children. ​ The Renter/Client agrees to clean up after themselves and place items back where they belong. If the studio space, studio furniture, props, etc. are damaged/ lost/stolen, or the Renter/Client does not clean up after themselves, we have the right to charge the Renter/Client. The following fees may be applied. While other fees may not be listed, we will evaluate the situation and inform the Renter/Client of the fee with an explanation. · $10 – Per props that are not put back into place · $10 - Lockbox code is not scrambled · $50 - No return/Lost or stolen keys · $100 – Group of 25+ people · $350 – Excessive/Extreme fixtures; wall or floor damage (paint, holes, etc.), door damage, broken window, broken mirror, etc. · $$$ - Damage/lost/stolen props and items (will be evaluated based on prop/damage)

Furniture can be moved within the studio space but must be placed where it was found. Conceptual setups/decor on walls and ceilings should not be touched/removed.
