1,500 sq ft of clear, unfurnished floor in downtown Oakland: white walls, light grey plank floors, and a double-height black ceiling with exposed ductwork and linear fixtures you can shoot straight up into. One entire wall is steel-framed windows, so the room holds soft daylight through the day, and the building's original storefront lettering across the upper glass reads backwards from the inside - a ready-made backdrop that costs nothing to set. When you need the light gone, blackout drapes run the full length of that wall on a track. Load in through double doors straight off the sidewalk. Street level, no stairs, no freight elevator to book, no dock hours to work around. Behind the shoot floor there is a prep kitchen with two commercial refrigerators, stainless prep tables and a sink for craft services or holding, plus restrooms, WiFi, tables and chairs, and a mobile bar on casters you can roll into frame or out of the way. A short walk from the 12th Street BART station, with free and metered street parking in the surrounding blocks and a paid lot nearby for trucks and gear.
