4 spots in our parking lot (more on the weekend) and plenty of street parking right in front of the studio.

No windows, able to black out. Best black out times are after 3pm

Neighbors next door make machine noise M-F and are done by 12pm, after that it’s quiet.

Ground Floor

We have a large roll up door connected to the parking lot. Easy load in/out.

Dressing room and office

Several different circuits and 8 different outlet boxes. Circuit breaker is easy to access.

- THE GUEST COUNT IS STRICT, any additional people beyond the tier you paid will be charged for. This includes our entire property so people hanging out in the parking lot will count toward the number of guests. - Trash left behind in the parking lot will result in an additional cleaning fee. That fee depends on how messy the parking lot was left. - You are responsible for leaving the space as you found it! That means throwing away all of your trash/ putting back all props if any were moved or using in other spaces. The cleaning fee on the listing is simply our site rep fee that goes to our site rep who will be there on the day of the booking. Do not think that by paying the $60 cleaning fee that this excuses you from obeying this rule. - DO NOT stand on the curved part of the white cyc wall. Any damage of scuffed paint will result in repair or repainting fees. - NO SMOKING inside the building - No Guns or live weapons of any kind, (prop guns are okay if first shown to our site rep) - Our property includes the parking lot, do not loiter or film in the parking lot after your booking. Overtime will be charged if you remain on the property as the site rep can't leave until everyone is cleared out. - The property must be left in the condition you originally entered it in. Any damages incurred will be passed on to production - We reserve all rights to take and share behind the scenes photo(s) of whatever shoot is happening on our property, for the promotion of our location - A location manager from our team will be there during the whole duration of the booking to not only enforce these rules, but to ensure your shoot goes smoothly should you have any questions during your booking
