• The sidewalks, entrances, passages, courts, stairways, and/or halls shall not be obstructed by any licensee or used for any purposes other than the ingress and egress to and from the premises.
• Movement of goods in or out of the premises shall only be effected through the loading dock (south) entrance for that purpose.
• No awnings or other projections shall be attached to the outside walls of the studio without the prior written consent of the Studios.
• The water, sinks, and other plumbing fixtures shall not be used for any unintended purpose, and no rubbish, rags, or other substances shall be thrown therein.
• Licensee shall not mark, paint, drill into, or in any way deface any part of the premises, and shall not bore, cut or string any wires. Licensee cannot hang anything on the walls nor can anything be removed from the walls.
• Licensee shall not make, or permit to be made, any unseemly or disturbing noises or disturb or interfere with licensees of this building, or the neighboring premises.
• Licensee shall not at any time bring or keep upon the premises any flammable, combustible, or explosive fluid, chemical, or other substance. Our employees reserve the right to inspect all freight to be brought into the building and to exclude from the building all freight which violates any of these Rules and Regulations, or any federal or state law or this Agreement.
• Canvassing, soliciting, and peddling on the premises is prohibited and the Licensee shall cooperate to prevent the same.
• All materials and equipment used by the Licensee shall comply with all Fire Department rules and regulations. The use of any open flame device, including without limitation, candles, incense burners, torches, or oil gas lamps, is not permitted on the Premises without written consent from Us.
• The Licensor shall not be held monetarily responsible for the safety of personal/rented items left in the Licensor’s possessions while the Licensee is present.
• Licensee shall in no event have or claim, now or hereafter, any right, title, and/or interest of any nature whatsoever in and to any portion of the premises.
• The licensee shall ensure that any work on or around the Premises carried out by or for the Licensee (“Work”) shall be completed by all applicable Miami-Dade County Building Codes and Building Rules and Regulations. Licensee shall indemnify Licensor against all claims and liability arising from any such Work. Licensee agrees that it shall, and shall cause any person performing Work for Licensee to, abide by the standard practices governing employees and/or contractors of Us and any other rules and regulations applicable to work performed at or around the Premises.
• Well-mannered pets are permitted on the Premises. Service animals are permitted in all areas. All pets/animals must be current in their rabies vaccinations. Pets must be under the owner’s control at all times The Licensee shall ensure compliance with the above guidelines. The licensee is responsible for any damages or injuries caused by any pet of the Licensee or of any guest or vendor of, or person working with or for, the Licensee. We reserve the right, in its sole and absolute discretion, to prohibit any pet from being on the Premises. Live Animals must be approved by Us in writing.
• Without limiting anything set forth above, the Licensee shall indemnify and hold us harmless from and against all claims, losses, damages, and liabilities (or actions in respect thereof) including without limitation reasonable attorney’s fees, which the Company may incur because of any breach by the Licensee of any covenant, representation, obligation, responsibility or provisions hereunder.
• There is no cooking in the interior of the space. Smoking is permitted in outdoor areas only. Proper ashtrays are to be provided by the Licensee.
• Any dumping of grease on the property will result in an automatic fine.
• No confetti, mulch, grass, dirt, or sand are allowed in the Premises.
