1. Absolutely no parties or events or pets/animals or more than the reserved number of people may stay overnight at the property other than those listed on the reservation. Any additional visitors on site (overnight) and/or at any time other time other than that of subcontracted, delivery, or service persons may be subject to a $350 additional fee - per person, per incidence. All violations may be subject to fines/fees/penalties at the Host's discretion and may result in being asked to vacate the premises immediately. 2. No smoking or vaping or use of illegal substances of any kind or engaging in illegal behaviors of any kind in or on the premises is allowed. 3. NO NOISE between the hours of 10 pm and 7 am. Any reports of noise disturbance may be subject to fines. Fines are imposed by Yucca Valley township. Fines commence at $1500 or more per incidence. The Host shall NOT be liable for fines but will pass through any fines to the Guest if incurred. A copy of the Town of Yucca Valley "GOOD NEIGHBOR BROCHURE" is available online. Please read before staying at the property. This brochure is also included in the House Manuel on “premises” and must be adhered to by guests. 4. Hot tub/Pool heating fees are NOT included in the nightly stay fee. Heat for HOT TUB is +$150 per day. Heat for POOL heating is +$185 per day or +$335 per day to heat both bodies of water. If heating of either or both bodies of water is desired, text the Host to arrange. Heating is controlled remotely via an app and easily added to your stay. You may heat one or the other or both bodies of water on any day you wish or for your entire stay; it is up to you. 5. Pool/Hot Tub Safety: Guest(s) and any/all of their guests and/or subcontractors and the like, assume full responsibility for any harm arising from the use of the hot tub/pool and its surrounding area. It should be noted, that there is a LIFEBUOY floating device alarm in the pool that may be activated by the Guest if the Guest considers it necessary for additional pool safety. The Pool/Hot Tub area is UNGATED and OPEN to land and/or open desert and all areas of the property. There is no barrier around the pool/hot tub. ANY/ALL POOL AND HOT TUB USE IS undertaken AT ONE'S OWN RISK. 6. EV charging for one car is free. EV charging for 2 or more cars is $120 per car, per incidence. 7. No candles or other open flame (tiki torches, fireworks, sparklers, or the like) are allowed at any time. The property is located in a high-risk fire zone and high winds make this type of activity especially dangerous. There is a controlled open gas fire pit on the premises for your enjoyment. 8. By entering into this agreement Guests and any/all of their visiting guests/friends and/or subcontractors and the like agree to release the Host of any liability arising from Guest(s) stay. The Host will not be liable for any illness or loss of belongings and/or valuables or any accidents or damages of any kind that may occur as a result of staying at the premises. 9. Pool/Hot Tub Safety: Guest(s) and any/all of their guests and/or subcontractors and the like, assume full responsibility for any harm arising from the use of the hot tub/pool and its' surrounding area(s). It should be noted, that there is a BCONE LIFEBUOY floating device alarm in the pool that may be activated by the Guest if the Guest considers it necessary for additional pool safety. The Pool/Hot Tub area is UNGATED and OPEN to land and/or open desert and all areas of the property. There is no barrier around the pool/hot tub. ANY/ALL POOL AND HOT TUB USE IS undertaken AT ONE'S OWN RISK. 10. If any terms of this agreement are violated, the Guest agrees to forfeit all remaining rental and/or security deposit fees provided by the Guest. There may be additional violations and/or excessive cleaning and/or repair and/or replacement cost fees due at the discretion of the Host. Property (interior and exterior areas and surrounding land) must be left in reasonable condition, that is, nearly the condition in which it was found upon commencement of this agreement minus standard wear and tear. 11. Any excessive damage to the furniture and/or material objects and/or landscaping associated with or inside the property may be subject to full replacement and/or full repair cost by the Guest after departure. 12. HOUSEKEEPING: PLEASE DO NOT ATTEMPT TO FIX ANYTHING THAT MAY BREAK, YOURSELF. NO DISCOUNTS WILL BE GIVEN FOR SUCH REPAIRS. Management is on call 24/7 and typically a 5-minute drive from the property. Please call management to address any issues that may arise. (Contact telephone #'s in HOUSE MANUEL leather binder ON PREMISES). ***Dishwasher: As a courtesy to us, please load the dishwasher and leave it washing upon your departure. ***Towels/Sheets: DO NOT WASH Linens or STRIP BEDS. ****Please - DO NOT leave WET TOWELS on beds or furniture. ****Trash - Please bag your bathroom and kitchen and recycling trash at your departure (extra garbage bags located in the cabinet at garbage pull-out in the kitchen.) Please leave garbage in appropriate containers (inside the compound on your right near the propane enclosure_ before departing. Large brown = garbage, blue = recycling, green = organics. NO PETS OR ANIMALS OF ANY KIND ALLOWED Finally - No film/photo or production of content of any kind that is for resale or commercial or public social media use or posting is allowed unless written permission is obtained by the Host. Violation of such may result in additional fees.
