SPACE FEATURES: - Two-story entry -Great room with wood-burning fireplace and 17-foot ceilings -Natural light and dimmable bulbs -Formal dining room -4 bedrooms, 3.5 bathrooms (two bedrooms are empty and available for staging) -Eat-in-kitchen w/granite counters -Fully finished basement with bathroom and multi-use studio + separate entrance (usually used as hair & makeup space) -Two-car garage -Mountain view Perfect space for photoshoots and media production! This property is situated on a quiet 1+ acre with gated entry and has a long driveway to accommodate vehicles. Large backyard for catering/equipment (overnight storage available for $100 flat rate fee). Located about 1/2 mile from Nyack Beach State Park and less than 2 miles from the charming and bustling town of Nyack. Village is very film friendly and permits are available through town hall. Located 30 minutes from George Washington Bridge.

- A licensed professional cleaner is hired between bookings
- Bookings are spaced apart to allow for enhanced cleaning
- High touch surfaces and shared amenities have been disinfected
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.

Host was very responsive and accommodating, both during the location scout and the shoot. The house is incredibly well decorated, and expansive. We were able to easily fit a crew of about 15 people, and there was a lot of room to spare. Large windows allows for a lot of natural light, which is mainly what we shot with, and the way that the rooms are decorated allowed us to have several background options for our branded content shoot. Would absolutely recommend filming in this place! Although we did not record sound, the house is very quiet and set back from the road.

With a relatively quick pre-production process to get everything set up, Kristen made the location sourcing & management part of the process incredibly smooth and confidence-inspiring. She responded within minutes with almost every communication/question we had right from our first outreach and was always professional, down-to-earth, and accommodating. She offered an in-person visit for us to confirm we wanted the space and to take additional photos for our director/camera team, which proved instrumental in helping us plan our shot list and make the most of the time we had there on the day of the shoot, allowing us to shoot five 30-second spots in 8 hours. The space appeared exactly as shown in the photos, down to the placement of books on the ottoman, and the sizable driveway and extra basement space gave us plenty of space for our vehicles, cast, and staging. The location was secluded/quiet, and our sound recordist never picked up neighboring sounds or other unwanted ambient. With much of our budget and results depending on the location, Kristen helped us feel that it was taken care of/reliable, so we could focus on the other aspects of production. If the look of this space is what you're going for, I couldn't recommend the experience of working with Kristen more highly.
