There is free street parking. The house is on a cul-de-sac, so there is limited parking right in front of the house. Cars may not block access, so be sure your guests know that they need to take care not to block the street. If they do, they may be ticketed or towed by local authorities. For larger events, there is a free, public parking lot a few blocks away. It is about a 5-10 minute walk to the house from the parking lot.

We are excited to Host you. We want to make this a grand experience for everyone! We are sorry to have to post these reminders, but experience has shown they are necessary. What is included:  Guests are permitted to access and use the main level and outdoor areas of the home. This includes one ½ bath. Additional charges may be incurred if any other areas are accessed.  The upstairs level, including 2 bathrooms, may be rented for an additional fee. This is required if there will be more than 20 guests at your event.  Use of both indoor and outdoor kitchens is allowed.  A bit of refrigerator space can be used, with advance notice. If more space is needed, there is a 2nd refrigerator in the garage, which can be rented for an additional fee.  NO freezer space is available. If you need ice, you must provide your own cooler.  Absolutely nothing except water can go into the outdoor-kitchen prep sink. This sink simply drains into the yard; it does not drain into a normal sewage system. You may NOT wash hands nor rinse or wash dishes here, not put anything except water in this sink.  Food must be kept in the kitchen, breakfast area, & dining area or outside. No food allowed in family room or living room.  If the grill or the fire table are used, please shut off the propane tanks afterward. There will be a $75 charge to refill the tank if it is left on. Who is allowed:  30 Guests maximum indoors.  Up to 85 guests outdoors, but keep in mind that, in the case of inclement weather, that number of people cannot be accommodated inside and there will be no refunds due to weather.  If you book far enough in advance, we MAY be able to offer the nearby community center as a weather backup, IF it is available at the time you book. That space will accommodate the full number of people.  No pets  Unfortunately, the house and porch are not wheelchair accessible. The backyard and patio are wheelchair accessible. What activities are allowed:  Loud music is allowed until 10:00p, quiet music until midnight. This is governed by local ordinance, so breaking this rule could result in police arriving at your event, if neighbors call to complain.  Absolutely no photo or video shooting for adult film or adult publication.  No smoking (of anything) inside nor under covered outdoor areas, including tents. Smoking only allowed in uncovered areas of yard, and cigarette butts must be properly disposed of. Any smoking debris left anywhere on the grounds will incur additional cleaning fees. If there is smoking outside of the designated area, there will be a $350 fine to remove any smells/residue left behind.  No drugs nor any other illegal activity.  No open flames permitted inside the house (including candles)  We recommend exercising caution with high heels as the patio consists of brick pavers. You assume liability for any injury to a guest at the property. Liability waiver must be signed prior to event.  No confetti, nor glitter, nor rice or birdseed throwing, nor fireworks/explosives. Set-up / décor  You may bring in additional furniture / décor.  However, if you are renting tables, chairs, tents from an outside vendor, you must rent our entire supply first and only make up any remaining needs from an outside vendor.  You must remove any equipment or rentals brought in and factor this setup and teardown time in your booking hours. o For up to 25 people, a minimum of 1 hour set up and clean up is required o For 25-50 people, 1.5 hours on each end o For more than 50 people, 2 hours on each end (and you will multiple people working to finish in that time.) o If you have an outside vendor doing all the set-up and they have a large crew, it may be possible to schedule less time with advance approval from host. You must provide proof that there will be enough people to complete all set up and clean up in the scheduled time.  No nails, screws, staples or penetrating items should be used anywhere on the property. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace.  Furniture may be moved as necessary, providing that it is returned to its original spot and that care is taken not to damage floors. Additional fees will be charged if floors are damaged.  Do NOT take furniture or chairs from inside the house to the outside area. Cleanup  You must leave the space in the same condition as you found it. If not, additional cleaning fees will be assessed.  The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation.  You must factor set-up and clean-up time in your booking hours  Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Miscellaneous rules:  You are required to get Event Liability Insurance and name host as additional insured. You must purchase the option to make this insurance PRIMARY. Minimum coverage is $1 Million General Liability and $100,000 Damage.  Third party vendors requiring several hours of electricity or water usage may incur additional fee for utility costs.  If any rules are broken, you may be charged fees for any additional expenses incurred by the host as a result of your failure to adhere to the house rules.
