There are 2 standard windows. The light is South Facing. There is a porch beyond the windows so there is never any direct sun shining in. There are black curtains to keep the light from coming in if you'd prefer.

There are times you can hear cars/trucks, other times not. There are apartments upstairs but rarely do you hear them. I am a newborn photographer and I never have problems.

Ground Floor

There is no ramp. No loading zone. No loading trucks in the way

The circuit breaker is in the basement. It can be accessible if needed. You will need to contact me. There are 3 outlets in the studio space.

• There is a 24 hour cancellation policy with your booking. No refund will be issued back to the client if he or she cancels the booking less than 24 hours of their booking. • If you'd like to make any changes to your booking, notice needs to be given 12 or more hours prior to your booking time. If you require any last minute changes it is at our discretion and availability. • Payment for booking or extended time needs to be made prior to the start of booking/extension. • Absolutely NO SMOKING (marijuana, tobaccos or vapes) is allowed inside the studio, bathroom or within 50 feet of the studio. VIOLATION of this rule will result in a $500 assessed penalty to your account. • For security purposes, the studio is under video surveillance. • Rental time starts from the beginning of rental time and finishes at the end of rental time. This includes your set up and clean up. Extending studio time is more than welcomed. Just ask to assure time is available. If you are over 15 minutes or more after your last scheduled hour then you will be charged for a full hour and possible compensation for incoming artist for time and possible loss of clients. When reserving your space please plan for sessions that may go longer than expected and late arriving clients. • Food is prohibited. • No glitter! • Cleaning supplies are provided and must be used at the end of your time. • A $200 cleaning fee will be charged if the space is left uncleaned and unusable. • Loss or theft due to leaving the door ajar will be charged to renter. • There is an open storage room attached with DFC property, which is monitored. Anyone using the space may not enter that area. • $100 damage deposit is due prior to your entrance to the studio. This can be paid via Venmo or Zelle so I can refund it quicker instead of taking a 5 business days to return.

No it cannot be removed from the building. Wall decor can be removed but must be replace upon exiting.
