There’s street parking and if you don’t see any, you can pull into the “police only” Parking area. Turn left into that and then left again and you’ll see the front row is “Pheonix building” parking. There is also a lot behind the building where you can pay to park.

Large, oversized windows lighting up the main space. The light is bright all day! The windows face south.

It is fairly quiet! If it rains, you can hear the tapping on the roof. If a car honks outside, you can hear it. You can hear traffic (though it is not too loud). My unit is on the 5th floor so its farther from the street.

Stairs, Elevator, Freight Elevator

Yes there is a loading area and a garage door. There is a ramp down from the loading area to the freight elevator. Loading trucks need to be moved once loading is complete.

There is one bedroom available for use, it is mostly empty.

Circuit breaker is in the utility closet. 12 outlets in the main room.

Overtime Per Peerspace's policy, overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. Keys When it’s time for your photoshoot/event, you can call me on the keypad on the Phoenix Building- "Housholder, Kelly" is how it’s listed - and I’ll buzz you in. 5th floor. 516 is the apartment number. I will give you a key to lockup after your event. Please lock the door and slide the key under the door when you are finished. If you need to use the back garage door and freight elevator, I need to get permission from the building manager and get a special key. Usually people only need that if they’re bringing in rented tables- big things. There is a regular elevator you can use without the special key! Some renters will also require a building key fob. If I loan you the keyfob and you loose or break it, there's a $65 replacement fee. Windows - $350 fine Do not open the right and left windows, they are 100+ years old and difficult to close. If I can’t get them closed it’s a $350 fine because the building has to get a crane out to fix it! If the windows are open after your event, it will be assumed that someone in your party opened them and you'll get a $350 fine. Cleaning / damages Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guest must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. Trash Please take trash out with you. There is a dumpster behind the building. To locate the dumpster, walk out of the loft and head straight. You’ll see an open door way ahead of you. Go through it and to the right you’ll see a freight elevator. Go to 1R, which will open to the rear garage entrance. Go out that door and the dumpster is on your left. That door will lock you out of the building so keep that in mind! No fog machines (they will set off the fire alarms and sprinklers). Do not use Persian rugs unless you’ve rented them.

Do not remove furniture from the building. All furniture is lightweight and easily able to be moved out of the way. Persian rugs must be rented ahead of time in order to use. There is hardly any wall decor, but what is up can be taken down easily.
