Lighting description

Floor to ceiling windows with lots of natural light. The Windows are south facing and look into an internal courtyard so do not get strong direct sunlight during the day. The windows have aluminium Venation blinds that remove the sunlight, but are not black out.

Space is not soundproof

Ambient noise description

The venue does not have sound proofing, but it is double glazzed and within a concrete structure building so is quiet. The property faces front and back into private courtyards and is generally much quieter than other buildings in the area. Very loud alarms could be heard however. There is no noise from appliances.

Equipment loading description

There is a gated entrance where items can be loaded in to the space. There is a regular lift and one set of stairs. Large trucks cannot enter but there are quiet roads opposite where loading can occur. The gated entrance is suitable for large vans.

There is a mezzanine level, the glass walled bedroom and a seperate private room that is available on special request.

No Parties or Events without Approval Larger gatherings, events, or parties require prior approval and may incur additional fees. Food & Beverages Food and drinks are permitted in designated areas only. Please dispose of all food waste properly. Time Management Arrive and leave at your designated booking times. Any overtime may incur additional charges. No Pets Pets are not allowed on the property unless expressly approved in advance. Damage Policy Any damage to furniture, fixtures, or the property itself will be charged to the renter. Please report any issues immediately.

Detailed Kitchen Cleaning The kitchen area is meticulously cleaned, with all countertops, appliances, and the Quooker tap sanitized. We make sure all kitchen items are cleaned, dried, and neatly organized for your convenience. 3. Bathroom Disinfection Our team thoroughly cleans and disinfects the bathroom, paying close attention to sinks, toilets, and mirrors. Fresh towels and basic toiletries are provided for each booking. 4. Vacuuming and Floor Care All floors are vacuumed, and hard floors are mopped with disinfectant cleaners. This includes our mezzanine level and balcony, ensuring a fresh and polished look. 5. Furniture & Upholstery Refresh Soft furnishings, such as sofas and cushions, are vacuumed and arranged neatly. We take care to remove any stains or marks to maintain a professional appearance. 6. Fresh Air and Final Touches Before your arrival, we air out the space to create a pleasant atmosphere. A final inspection ensures every detail is in place for a comfortable and clean experience.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected
Soft, porous materials have been properly cleaned or removed
A licensed professional cleaner is hired between bookings
Bookings are spaced apart to allow for enhanced cleaning

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
