This is a free standing studio at a residential home. The parking will be the driveway in the front of the home.

House Rules: **Common House Rules for Podcast Studio Rentals** 1. **Booking and Access** - Reservations are required and must be made in advance. - Access to the studio is limited to the scheduled rental time. Early arrivals or late departures may incur additional fees. 2. **Studio Usage** - The studio is to be used solely for content creation (e.g., podcasting, filming, live streaming). - Respect the equipment and furniture; any damage or misuse may result in additional charges. - Do not move or tamper with fixed equipment unless approved by management. 3. **Guests and Occupancy** - Limit the number of people in the studio to the agreed capacity. - All guests must adhere to the studio rules. 4. **Noise and Conduct** - Keep noise levels reasonable to respect neighboring tenants or studios. - No loud music or disruptive behavior. 5. **Food and Drinks** - Food and drinks are allowed but must be kept away from equipment. Clean up after yourself. - Smoking AND Vaping are strictly prohibited inside the studio. 6. **Cleaning and Maintenance** - Leave the studio as you found it. Dispose of trash in designated bins. - Notify management of any issues with equipment or the facility immediately. 7. **Liability and Responsibility** - Renters are responsible for the safety and security of their belongings. - The studio is not liable for personal injury or property loss during the rental period. 8. **Cancellations and Refunds** - Cancellations must be made 48 hours/days in advance to receive a refund or credit. - Late cancellations or no-shows may forfeit any fees paid. 9. **Prohibited Activities** - No illegal activities, explicit content creation, or activities that violate local laws. - Unauthorized use of the studio for commercial purposes outside the agreed terms is prohibited. 10. **Compliance** - Failure to comply with these rules may result in immediate termination of the rental without a refund. **By renting the studio, you agree to adhere to these house rules.**
