House Rules General Rules 1. Booking Times: Your rental begins and ends at the times specified in your booking. Please include setup and cleanup time in your reservation. 2. Occupancy Limit: The space accommodates up to 12 guests comfortably. Exceeding this limit without prior approval may result in additional fees or cancellation of your event. 3. Noise Levels: Please be mindful of neighbors. Outdoor noise must be kept to a minimum after 10 PM in compliance with local noise ordinances. 4. Respect for Property: Treat the space with care. Guests are responsible for damages to furniture, fixtures, or equipment during the booking. Use of Pool and Hot Tub 5. Safety First: Guests must supervise children and ensure that no one swims under the influence of alcohol or drugs. 6. Pool Heating: Pool heating is available for $40/day. Please notify us at least 24 hours in advance if you’d like this service. 7. Hot Tub Etiquette: Please shower before entering the hot tub. Avoid using oils or lotions that may damage the system. Kitchen and Food Service 8. Catering: Outside food and beverages are allowed. Please ensure the kitchen is left clean after use. 9. Appliances: All kitchen appliances are available for use but must be cleaned after use. Decor and Setup 10. Decorations: No nails, screws, or permanent adhesives. Tape and command hooks are allowed but must be removed after use. 11. Furniture Movement: Please seek approval before rearranging furniture. All items must be returned to their original position after use. 12. Flames/Smoke: Open flames, such as candles, are prohibited. No Smoking Inside 13. Smoking: Smoking and vaping are strictly prohibited inside the house. Smoking is only allowed in designated outdoor areas. Any evidence of smoking indoors will result in additional cleaning fees. Parking and Access 14. Parking: The property allows parking for up to 3 vehicles only. Additional vehicles must park on the street and adhere to city parking regulations. 15. Entry and Exit: The host will provide entry instructions. Ensure the property is locked and secured upon leaving. Alcohol and Substance Use 16. Alcohol: Alcohol consumption is permitted but only for guests aged 21 and older. 17. Substances: Illegal substances are strictly prohibited on the property. Cleanup and Trash 18. Cleanup: Guests are required to leave the space in the same condition as when they arrived. 19. Trash: All trash must be bagged and disposed of in designated bins. Excessive trash may incur additional fees. Event-Specific Rules 20. Pets: Pets are not allowed unless prior approval is granted. 21. Live Music and DJs: Live music and DJs are permitted but must comply with the local noise ordinance. Additional Fees and Penalties 22. Overtime: Overtime is charged at 1.5x the hourly rate and is subject to availability. 23. Damages: Any damages will be billed to the guest after the booking, including but not limited to furniture, appliances, or outdoor areas. 24. Unauthorized Activities: Any unauthorized use of the property, such as exceeding guest limits or hosting events not disclosed in the booking, may result in cancellation and forfeiture of payment.
